    Hi Natcat,
    For the money you are spending – you could do 2 – buy 2 blocks at todays price, build on one, sell when finished (or live in first to reduce capital gains) then build on second block – this may reduce your risk. If you are looking to do something Victoria PM me.

    Try Turners Beach, Ulverstone instead – If you can find a proporty that has a zoning of Business Satellite – rare now- look at it as you can live and have a shop front and there is no hight restriction on the zone – its a real anomally. I bought one, did a plan for a small shop at the front – got it approved then sold it to the neibhour – 65k profit for 3 months work. The neighbour dozed the house and built a chemist.

    Hi Yobbo,
    This will depend wher your land is. coucil requirements etc – I suggest asking your local surveyor. In Tassie north west it is about 25k per block if road, water, sewer etc has to be done, In west vic. it is about 50k i have been told.

    Hi Steve,
    What money are they paying back on the guarantee? their commission or the rent that was not paid by the tenant? Do they cover the cost of eviction if needed? Is their office close to your properties so as to keep an eye out? When is the money repaid to you – this is important as you may have mortgage costs that you will need to pay while waiting for them to honour the guarantee.
    Look very closely at what they are offering and their charges.

    Hi Adore,
    I am new to this site, so am just picking up some of the threads.
    Whittington is predominantly a commission area and i dont beleive it would have as much growth potential as the areas mentioned above. Newcomb nearby would be a better bet – large blocks for sub. potential plus it is only a short distance to cbd. or leopold as there is a large shopping centre planned for the near future. The Bellarine is a sleeper in general imo. There is a land release shortly in Jetty rd. Drysdalle/clifton springs. For longer term Clifton springs is definetly worth a look.
    Torquay, where i work as a building consultant for a major builder, is showing great growth and high rentals – new land release at The Quay estate due on the 6th of March.
