    Great comments "womeninproperty", i too have had things fall apart chasing the elusive $$$$$$$$$$$,so can relate to this.Mick,slow and steady mate,dont put yourself under the pump if you dont need too,wait till you are 100% sure it will not financially stress you out.
    Not sure in your council but a trap for young players,in SA.Councils break up their areas into "zones",the development plan will allow sub division in some zones,but not others.This way they can review the zones they want developed when it suites them,or when supply versus demand starts to fall.

    Hi all,thanks for your comments.Tracey,sorry to hear your outcome.This is my big worry.Another development across from mine required a similar report.The actual engineer report was 2 pages,with the approx cost of infrastructure double what the land was worth,and they charged him $3000 to do this,with no actual PLAN,only vague costings which in that case,made the development unviable.

    Steve,

    We are both the same age,but ive been married 4 times(this is not a typo),every failure led to loosing the IP,s,millions down from that.In the last 3 years i have rebuilt to 3 houses and 5 building blocks,so there is proof it can be done,you just need to focus.
    A true story,my sister bought in Elizabeth and i laughed at her,within 12 months she sold with a 75k profit(i dont laugh at my sister anymore)
    All the areas you mention will return well,look for houses on sub dividable land for future development.

    Yes,the big problem buying rural.it is easier when you buy in the same state you live in as most people have a good knowledge of all the areas.The hard fact……………..cheap and old usually results in cheap rents,and expensive maintenance,in the long term.

    Correct Jack,i was referring as in your post.It still concerns me the lack of industrial areas down south,lots of new works to open it all up,but the travel may put people of for employment.Just a thought.

    Hi AVS,

    Now is the perfect time to buy…………………..
    I agree with Jacks points,although i wonder if the duplication will result in property prices skyrocketing as when it 1st opened,Jack will remember,houses were 80k,land 20k and that was in 2000/2001,not that long ago.It concerns me there is no industrial areas for employment down south,Lonsdale is a ghost town these days.
    Every property magazine pinpoints Christies,Port Noarlungs to invest in,so guess where the interest goes………..dont follow the sheep.If i were you,come into Dover Grds,Sturt,anywhere in the Marion council,you will get something for the money you want to spend,if you do,you have a prime IP to develop at some stage,may not be tight now,but if you had the option later…………….its a no brainer.
    Athol Park????????????? go for a drive and have a good hard look…………………..

    In this casre community title means community property involving expensive civil works being a access road and services..By Torrens title the 2 hammerheads,i would have thought each block has its own access handle,in this case being 5 meters each.Why cant the services be run in each blocks handle,being retained within their own land.Everyone tells me its too hard,and a right of way will be required.

    Hi,

    In SA we call it a license to occupy,usually the conveyancer does the paperwork for this,at the buyers cost.After all,weigh up the cost between getting early entry versus the cost of the license,they dont cost that much.It also protects the vendor forcing you to settle,i have heard of stories where early access is given,and the buyer squats,or doesnt settle for whatever reason.Its a fair enough ask from the vendor in my opinion,the early entry could gain you big $$$$$$$$$$$$$$$ in forward time.
