    Jules, the problem you have if you try and find alternative accommodation is that you are putting your reputation on the line for people that you don’t consider good tenants. Asking for trouble!

    I would be approaching the agent and telling them to go to the tenant with written notice of eviction. Get him to talk to the tenant first and say that the owner is very unhappy and the new rules are that the rent is X and that the agent will be consucting a monthly inspection of the property to ensure it is being maintained. If they don’t like it, then give them the pre-prepared notice.

    It is always difficult when the emotional cards get played but ultimately it is your business.

    Hi Martin,

    Sould be relatively easy to determine if the granny flat is approved. Any structure / additions should be shown on the DP (Deposited Plan) that would form part of the contract.

    Council can order for the structure to be removed if it dosn’t have approval, however, depending on the council, you can get approval post construction. Obviously this would be much better sorted out prior to buying the property.

    Hey Rigby,

    Amazing country and fantastic people! Does Edmonton still have the largest shopping mall in the Northern Hemisphere?? My ex is from a town called Innisfail and came to know the area well!

    Out of curiosity, what would be the differences in the rental market in Alberta, compared to Australia. Just asking as Alberta has some pretty cold winters (minus 35 was my record!). Just trying to generate some discussion about the things to look for in purchasing and how maintenance might differ!

    Very jealous!!

    Ok, here goes.
    taken to the cleaners approx 2 years ago by ex and walked away with nothing except the TV.
    Played with the stock market and saved like mad for 12 months
    Bought a house in a beachside suburb of Perth in Feb 2004.
    Capital growth in house about 100k since purchase.
    Put small amounts into a speculative style investment over the past 12 months which looks like it will payout in January….phhewww.
    Got engaged a few months ago.

    2005 looks very bright with capital in POPR looking to purchase first, second and third IP’s within first 6 months of 2005.
    Wedding planned for Jan 2006.

    Thanks for input from everone, have enjoyed the posts and have learnt a lot so far.

    Interesting, may go and have a chat with my broker and hear him out! Only comments are that I have not recieved the FHOG before but have had property before, same whichever way you look at it I guess with the checklist.

    Righto, the gist from above is that spouses can be included but third parties can’t.

    Stuart, if you included a clause in the contract stating that DFM’s dad would recieve say 10% of the profit upon sale of the property, would this constitute having financial interest or does it have to be tied through risk. ie he can also lose if the property does not make money?? This also comes back to DFM’s initial question of a sweetener in the deal for his Dad.

    Robert, I hope what I did wasn’t fraudulent. This approach was suggested by my broker whom I have alot of respect for, and was approved by a major bank and the controlling body for FHOG with all details disclosed, so hopefully I can avoid the can this time!!!

    Terry, what about the old “subject to partners approval” that Robert Kiyosaki and others have mentioned in other publications? Does this actually work and would vendors agree to it?

    Have done something similar recently with my partner in that I had had property before and she hadn’t. Structured the loan as you are suggesting and received the FHOG. Only thing to consider is that your Dad’s income is certainly taken into account, as is his liabilities.

    Only real issue to consider is that if your Dad wishes to take out other finance, this loan will reduce his ability to service other loans and may limit him. You can refinance though, when your personal loan is paid out and get his name off the loan if necessary.

    As long as both of you understand what you are getting in for, go for it!!

    You talked about arbitage betting in your first post. I came across this recently through an investment associate who was looking into a US based programme that feeds you lists of scenarios worldwide in many types of sporting fields. The payment for this programme was a fixed monthly figure.

    Me being the sceptic that I am and not really into betting, thought it sounded all too good to be true and havn’t persued it very hard, however would be interested in other opinions / experiences.

    A guy walks into a bar and notices a very large jar on the counter and
    sees it’s filled to the brim with $10 bills…

    The man guesses there must be thousands of dollars in it! He

    So the man gives him the $10 and the bartender drops it into the jar…

    “OK,” the bartender says, “here’s what you need to do… FIRST: You
    have to drink that ENTIRE GALLON of pepper tequila…the WHOLE thing, all
    at ONCE… and you CAN’T make a face while doing it…

    SECOND: There’s a pit bull chained-up out back with a sore tooth…You
    have to REMOVE the tooth with your BARE HANDS…

    THIRD: ! There’s a 90 year-old woman upstairs who has NEVER reached
    orgasm during intercourse… You’ve gotta MAKE THINGS RIGHT for her.”

    The man is stunned… “I KNOW I paid my 10 bucks… but I’m not an
    IDIOT! I WON’T DO IT!!! You have to be NUTS to drink a gallon of
    pepper tequila, and then do those OTHER THINGS!!!”

    “Your call,” says the bartender, “but your MONEY stays where it is…”

    The man has a few drinks… then a few more… Finally…he asks,
    “WHERRRRE’S ZAAAAT! TEQUIIIIIILA?!?!?!” He grabs the gallon with both
    hands and downs it with a big slurp…Tears are streaming down both
    cheeks, but he doesn’t make a face…

    Next… he staggers out back where the pit bull is chained-up…The
    people inside the bar hear a HUGE, NOISY SCUFFLE going on outside…
    They hear the pit bull barking… the guy screaming…the pit bull
    yelping … and then…. SILENCE .

    Just when they think the man SURELY must be dead, he staggers! back
    into the bar … with his shirt ripped… and large, bloody scratches all over his body…

    “NOW……..” he says…”WHERE’S THE OLD WOMAN WITH THE SORE TOOTH?!?!?

    Richard bought a brand new Holden Monaro. He took off down the road, pushed it up to 150 kmph,and was enjoying the windblowing through his (thinning) hair.
    “This is great,” he thought and accelerated to an even higher speed. Then, he looked in his rear-view mirror, and there was a Police Car behind him, blue lights flashing. “I can get away from him with no problem” thought Richard, and he floored it some more, and flew down the road at over 210 kmph to escape being stopped.He then thought, “What the hell am I doing? I’m too old for this kind of thing” and pulled over to the side of the road, and waited for the Police car to catch up with him.
    The Policeman pulled in behind the Monaro and walked up on the driver’s side. “Sir my Shift ends in five minutes and today is Friday the 13th. If you can give me a good reason why you were speeding that I’ve never heard before, I’ll let you go.” The man looked back at the Policeman and said, “Last week my wife ran off with a Policeman, and I thought you were bringing her back.”The Policeman said, “Have a nice day.”

    The other way may be to look at recent sales for new houses and deduct an appropriate value for building. You may have more properties this way to compare to although from a different angle!

    I believe “Scheme Water” refers to connected to town mains, not tank water stored on site.

    Correct me if i’m wrong anyone but I think this is correct.

    nswren and Steven,

    Your second option can work if you have your name as the owner but both yours and your Fathers on the debt. This way you are eligible for the FHOG as well. I did this with my partner and worked a treat, and is legal.
