Sould be relatively easy to determine if the granny flat is approved. Any structure / additions should be shown on the DP (Deposited Plan) that would form part of the contract.

Have done something similar recently with my partner in that I had had property before and she hadn’t. Structured the loan as you are suggesting and received the FHOG. Only thing to consider is that your Dad’s income is certainly taken into account, as is his liabilities.

The other way may be to look at recent sales for new houses and deduct an appropriate value for building. You may have more properties this way to compare to although from a different angle!

I believe “Scheme Water” refers to connected to town mains, not tank water stored on site.
