    My broker was saying it had been nearly 7 years since she had CBA come back and ask for explanation of 3 declines on someones credit history.  She was saying that lately banks are becoming testing and more difficult to work with.  Is this happening with yourselves???..Richard, TerryW??..or any other brokers out there.  Hmmm…not sure if thats good for me or not.  I just want this all over with! The suspense is killing me!!

    Thanks Richard!

    As of Friday gone, its been 2 weeks since we lodged our application.  We did get a response last Wednesday to explain 3 declines on our credit history, which I did.  Haven't heard back from them since.   Hmmmm….I hope to get put out of my misery come this week…either way!. I need an answer by next Friday.

    Hi AD,
    Obviously with setting up any business you will need a good property saavy solicitor and accountant.  We made sure we got this right before starting anything else.  Building a good team of experts and advisors around you is paramount.  Adrian and Amber will guide you through all the necessary steps to building your own property development business.  They are architect-builder developers themselves.  Their studio business is based in Hurstville, NSW.

    I think you should still hold your business and run property development on the side.  At least till you have 2-3 projects underway.  If there is one thing I have learnt, its all about leveraging off other peoples time, money, knowledge and skill.  Having the right mindset is paramount as well.  Good luck with it all.

    oh…….who ultimately funds those type of loans?……..do they fund it themselves?

    Can you also tell me.  Does every lender require you provide PAYG payment summaries alongside with payslips for proof of income when applying for finance??

    Just find yourself a Property Saavy Solicitor and they can draw up the Options Contracts for you.  You would usually have a Heads of Agreement (or the like) signed before the actual Contract during negotiations.  Put up new post on forum asking if anyone can recommend a Property Development Saavy Solicitor around your area.  Otherwise, I can refer you onto mine who is based in Gold Coast.  Get yourself an accountant who is Property Saavy as well.  Your legal and financial advisors are important when doing any sort of business.  All the best!
