    I am in a similar situation. But a lot further down the line and will need to go through BSA.

    Is there an insurance company that will cover the house between, builder going bust and BSA actually starting work?

    Not sure I understand your question.

    But if you sell your first IP you will great a Capital Gains tax event, for want of a better word.

    That is assuming you bought the IP for less then what you will sell it for.

    And looks like the 2 IPs will be close to CF+

    Thanks Trajik,

    1. Two personal tax returns charge seperatly $250 each
    2. All info was provided on spread sheet format. I am I sure did most of the work for them.
    3. Unsure of hourly rate but willfind out.
    4. No queries
    5. No advice given
    6. I am happy with there work (a part from the above, no advice) but seem to be quite an expensive firm, I use there solictors as well.
    7. They are our ASIC agent and prepared minutes and charged seperatly for this

    What do you think?

    I would check it out, I have never paid money (Knowingly) to a vendors solicitor/ conveyancer.

    To answer question I really dont know.

    I might have misunderstood your maths but the way I see it.

    You have property worth 415k owing 250k and you want to buy a property worth 530k.
     
    So properties worth 945k X 80% = 756k – debt 250k = 506k 80% lend

    24k + cost to do the deal

    945k X 85% = 803k -250 = 553k 85% lend

    this would cover loan and costs

    I would like to thank David for his generous offer.

    As the recipient of his offer, I can say that the impression is of a high standard and was completed within a few days.

    I mainly build and sell duplexes and have not used artist impression before.
    Mainly because most firms are not interested in small development‘s.

    Perhaps there is a niche market there for David.

    My first wage at the age of sixteen was $10,000 pa + board(rent) and keep(meals) so maybe grossed $16,000pa, worked 10-12 hour days ,6 days a week. Got pissed and chased girls on the 7th day.

    20 years later and only starting investing 10 years ago, 1.8 mil in property and growing, LVR 70%. Wife(not working) and child. Income from salary $100,000.

    Work hard, don’t blow to much money. I wish I had saved $10 every night i went out. Make mistakes and learn from them.

    The best advice I can give is Invest now! I wish I had started sooner

    Might not be your problem.

    Did your contract have a clause stating that vacant possession of the property is to be given at the time of settlement. A pretty standard clause. If it did its the vendors problem.

    Also not to sure how it works, but your name would not be on the lease with the tennant.

    Check your contract

    That seems expensive, just goggled rainwater tanks.

    $819 for a 1000L slim line tank (Irrigation whare house group)
    $500 for a pressure pump.

    Set it up for the garden and the tenant has no excuse to keep the garden maintained probably.
