    I think Neil Jenman is on one side of the coin is devil where as the other is angel.

    But he is more on promoting his system around Australia, but not really help other as what many people think.

    Pisces,

    If the spotter is a property investors then it is ok for $1000 spotter’s fees because one go around looking for best deals on the market. If one found a lot of them then one will buy the best one and past on the second, third…best for a spotter’s fees instead of through it away.

    Where as if the spotter do it for a living then I will agreed with you that $1000 for spotter’s fees is a bit too less. May be spotter should charge by percentage of purchase price say 2-3%. I think it’s fair.

    There is quite an interesting article in property investor magazine December 03/Jan 04 issue regarding Rental Yields which also talk about this gearing as well.

    Those expert have different points of view regarding +ve,-ve,+- cash flow property.

    Buy the magazine and have a read.

    I think it’s depending on where spotter found the deal if the deal is very close to there place then it’s probably cheaper than the one that found far away.

    I don’t understand 5%-8% net return is consider +ve cash flow property. You must be talking about new retirement village with lot of depreciation.

    Since your unit is 70% equity available of purchase price so the best to unlock your equity is time that you want to buy your next IPs. You can use your existing equity as a security for your next purchase and be able to borrow 100% or more of purchase price.
