    Mark,

    I have +ve, _+, -ve cash flow properties in my portfolio. Yes it is kind of offset earch other out.

    This is called Offset Gearing defined by Still In School (S.I.S).

    If you do a search on S.I.S you will be able to find out more about offset gearing.

    Quite an interesting topic:

    I guess those people that attend his seminars does not have enough knowledge and go out there start purchasing off-the-plan property. That is why they get burn.

    I alway believe that out of 100 persons who attending any investment seminars, not all of them become wealthy.

    For HK’s seminars, those that attended and applied it properly I believe they will be wealthy.

    I know people who attended HK’s seminars and do nothing and I also know other side of people who attended his seminars who become wealthy.

    So here it is again:

    Most agents just want your business. They up the price initially until you sign then they do what they like afterward.

    I would suggest researches the market yourself and find out how your unit should be worth. If the agent come back to you to low the price, just say no and stick to your researches.

    I am not too sure what you mean, how do you know it is still good if you buy off the plan. What I think is that until the property is settle or re-value then you just don’t know whether it is going up or down.

    Just my thougt.

    I wish I don’t know anything about property investing and have more than enough money to spent where ever I want.

    I think the starting point to invest in Commercial Property is to read ‘How Investing Commercial Property Really Works’ by Martin Roth + Chris Lang. I am currently up to page 107 and found it really help me in understanding Commercial Property Investing.

    The book have a ‘Resource Centre’ pages 201- 215 which pack of commercial property website.

    The rent in the South West Sydney has decrease around 8%. I don’t know they get the figures from.
