I never rent to uni student myself. But when I was in uni and share with my mate I alway keep the place very tidy. So it is depend on individual and group. If one group who don’t like tidy up place then there is a problem. Like morgage hunter said if you select the student yourself then I think it will help. one down turn in renting to uni student is they come and go very often….

Like all the other guys said if you are sure that the property will grow in value and will make money in the future why sale it. I would just keep it and then go out there invest in PCFP. That way you use the income from PCFP to help the repayment of your NCFP now. By doing this it will offset each other off.

you will have to pay CGT but remember 1/2 of the profit is tax free, so you will pay tax on $100,000 so at the highest tax rate of 47 cents in the dollar. so on 100,000 at 47 cents in the dollar you will be paying $47,000 on your 200,000 profit.
I just want to clarify the comment above on $47,000. I pretty sure you know about this, but in case you don’t as below:
Tax rate….
$0-$6,000 = Nil
$6,001-$21,600 – 17%
$21,601-$52,000 – 30%
$52,001-$62,500 – 42%
over 62,501 – 47%
plus 1.5% medicare levy.
Therefore, it would be lesser than $47,000 of tax.
