TO find, because I grew up in parts of NSW/QLD/WA where these sorts of properties are thriving. The only problem is that they are usually all run down pieces of shit, yeah sure you get the positive cash flow, (my goals arent’ even that ambitious, rather money that creates itself, s.i.s termed it as neutral gearing) BUT the question is, since these properties are usually very run down, what happens in 15 years time when the property needs extensive maintainence i.e much more than a coat of paint or new carpet. At this point, buyers aren’t interested and there is but a large bill for repairs. Any suggestions? NOTE; I am not looking for problems, just preventing them from happening. Is any one else in the same frame of mind? i.e Buy shit heap for + cash flow, happy for 15 years, then stuck with expensive repairs. What are your ideas people….[]
Yes you can buy sh.t PCFP, but you can alway do the reno afterward and increase the rent.
after 15 years you can do it again.

I have this Nigerian friend, who – you wouldn’t believe his luck! – has just inherited the equivalent of US$10 million.
BUT – some student activism has meant that he is on the government’s “wanted” list.
So, he’s just wants someone to send the money to and will give 20% to any kind Australian willing to do so.
All you have to do is send your bank account details. Perhaps you should just post them to this forum so that it will save time should anyone else offshore have this same problem.
I got that email as well about 3 weeks ago!
They just want your bank account so they can deduct money from your account instead.

thanks rugbyfan, i know what you mean about not just investing for returns.
Once I find properties that have good returns, then i will make sure that they are decent ares to invest in.
Do you do it the other way around? find a good area first and then look for +cf IPs?
I think you should do both at the same time. I meant half look for +cf area then do your due diligence and market research in the area. if it’s all add up then go for it.

Chan, I think you would want to keep your ‘uniqueness’. You don’t actually lose it by copying someone’s ideas to make money. Money isn’t all there is to life. If we were all the same it would be pretty boring.

Because without money you will be on the street looking into rubbish bins for food.
Where as With money you can buy whatever you want and go wherever you like,
working whenever you want, enjoy life with whoever you want (may be…not all).
