    Dear All,

    I just would like to add regarding Renting Vs PPOR.

    If you currently paying say $300 pw for your PPOR, but a very similar property, in the same location For Lease for $240 Per Week. Will you rent or live in PPOR?

    For me I will rent because it will save me $60 per week. At the same time you can claim all the building, building write-off, ie. depreciation schedule done for your tax return. This will be add to my $60 per week saving. At the meantime, I can go out there buy one -ve and 2 +ve cash flow properties.

    The other reason that I rent because I know for sure that I won’t be kick out from this place for as long as I want to stay. If you think differently and a bit of creative then you can alway find solutions to your problems.

    Good luck to you all. May all those people who live in their PPOR as happy as those who Renting…

    I bought PPOR back in June 2001, live there for 2 years moved out and currently renting.

    Very smart move Elves, but you will lose travel time if you do that. Why wouldn’t you if it is for free?

    PG,

    If you know the area that you want to invest and ready to buy off the plan then the best place is to speak to the council town planner. By doing this you will know who is applying for development application and a block of how many unit.

    So you can go direct to the developer.

    Seriously though, I’m about to install a brand new air con for $200, paint the very old and worn lamipanel in the shower for a cost of about $60 (primer and laminate paint) and replace a small bit of carpet. Also provide excellent landlord services (personal attention) and you can easily make a win/win rent increase situation.

    If the tenant willing to pay $5pw extra and signing 1 years lease then you got your money back in 1 year, tax deductable as well as it is your at the end of the day.

    Regarding all the motorway like m4, m5, eastern distribution, harbour bridge… if you have e-way tag then you will travel for free except you have to pay for GST that’s all. I would assume it will be the same for m7. It’s will be silly if you don’t use e-way tag.

    My wife chose a number that was heavier or lighter and then told me each time which way the scales would go.

    Works every time!

    It is easy in practice – hard to communicate!

    I use to be a member of enrichment’s group when I was in Secondary School (1992 to 1993). This was a group where we meet every week to solve mathematic’s problems for mathematic competition. It was a hard solving problems where the best lecturer from University of NSW and Sydney joint together to come up with difficult questions and gave to us (30 to 40 in the groups) to solve it. Normally it was 10 questions and whoever solve the most questions in 2 hours get the reward and gained recognition at school of which whom from. At the end of 2 hours normally the best will solved about 3 to 4 questions.
    I used to be very good at Maths and problem solving, but now I am a bit slow, not as quick in solving problems like before.

    I guess the reason is because I play too much when I was at University. I alway think that if I do my best back then I would be different of where I am now.

    Anyway, I like investing especially property and very happy of what I achieved now, but I don’t stop there until I reach financial freedom where I don’t have to work for someone else.

    Mortgage Hunter,

    3 switches ie. 1, 2 and 3.

    First turn on switch no. 1 wait for 10 minutes. Turn it off then turn switch no. 2 on. Walk to the room with the lamp.

    If the lamp is on then switch no. 2 control the lamp, if it is not on then feel the lamp if it is hot then switch no. 1 is control the lamp, if it is cold then switch no. 3 control the lamp.

    I think I am right this time.
