    You can do a joint venture with other people who don’t have money but have time to source out property where you have the cash for deposit.

    12. Are all decisions made in Heritage’s presence?
    13. Are there rent guarantees? (Run away fast if there are!)
    14. How does the price compare to similar properties on the open market?
    15. ASIC/ Ministry of Fair TRading Issues?
    16. Where have Heritage’s past sales been? What were they? How much is the open market paying for them now? What are they rented for now?
    17. What are similar properties (to the one being considered) renting for? Check with a couple of REA in tthe area?
    18. What is the vacancy rate in the area like?
    19. What infrastructure is planned for the area?
    20. Are brochures high on ‘gloss’ and ‘glitz’ and low on facts?

    Just a few to get you started.

    At the end of the day only you will know what suits you and your situation.

    Sorry to take so long to reply…was busy.

    I know what you are saying, but not all property that earning $1-$2 per week has no capital grow. If you are smart enough then you still be able to find property which positive in cash flow as well as capital grow. Of course capital grow is not a sure thing but if there is investment there are alway risk involve if you prepare to take that risk is up to individual.

    Why would people to out there buy negative cash flow property? is it because of capital grow? and how do they know? prediction and what is the consequence?

    The population that I found is base on postcode 2409, the statistics is provide by domain.com.au and I believe domain getting info for home price guide.
