    I agreed with you. Investing in property alone will provide you with equity, but you got to sell to realise the profit. But if you include share trading/investing into your strategy it will enable you to generate income and spend it for the rest of your life.

    Condition: The property is a 2 bedroom strata titled unit on the 3rd floor of a complex of 19 units. Construction is double brick and cement with aluminium roof. Internal size of the unit is 50sqm. The property is approximately 30 yrs old. The unit is furnished with Air conditioner, jug, toaster, microwave, cutlery, plates and cooking utensils, beds, TV, table, chairs. All of this is in fair condition. The unit has a pleasant outlook and faces west with views across the park and the district. The property sold 4 years ago for $75,000.

    Location: The unit is located within a major northern NSW town with shire population of 29,026 people. 50km to the beach, the area has experienced strong capital growth. The town offers all amenities which are all within a couple of kilometres. Public transport is at the door and train station nearby. The property is located on the main street of the town near the CBD.

    Tenant: The property is not currently tenanted as the bank foreclosed on the unit and kicked the tenants out. However the property has a very strong rental history with minimal vacancy rates. 1 week vacancy factor will suffice. The unit will rent for $160 p/w.

    I agreed with Derek, it’s base on individual prefer in their investment situation. I believe property will provide equity in long term which can be use for other investment vehicles such as the sharemarket, business or just continue investing in property if they prefer. There are so many opportunity for people in this country to invest in whichever area they like.

    For me if I have to save 10% to 20% for deposit then I will never can buy one property. Eventhough I don’t have any equity or property in the first place, I actually use my parent’s property (equity) to purchase my first investment property. Which meant I have to borrow more than 100% of the purchase price to kick start my investment.

    I then continue using the increase equity to purchase the next one and so for.

    It you are comfortable with what you are doing then don’t force it.

    Sorry I can’t write that long, but comparing share trading to gambling is cowpoo.

    I love property as well that’s why I am here, but I also love the excitement of share trading that is why I am at http://www.aussiestockforums.com

    SIS really like shares, but SIS already invested in property….enough equity to play around with shares.

    If you ask SIS to start over again, will SIS start with shares? only SIS can answer.

    ACEDUCEY, I believe also invest in property as well as shares.

    Maybe only YACK like only property because don’t like the roller coaster….only YACK can answer

    There is no doubt in my mind that Property is the way to go.

    YACK….let that person go and ask Peter Spann, what do you think Peter will say? I am pretty sure he will said start off with Property then drawdown the equity to invest or trade in the shares market to generate income.

    Property can not generate income as fas as shares.

    I am glad that you build equity of $500k, but say in 1997 you bought a property suddenly you run into trouble where you need money instantly, can you sale property overnight?

    I would to point out that your $500k is not pure cash, after all the cost of selling, tax and other you propably got around $300K and yes it is a good investment. But with $500K in equity you can drawdown and invest/trade in shares to generate income….don’t ask me have I done it because I am in the process of doing it.

    I invested in property and now willing to take up new opportunity which is the share market and I am not asking you to do the same think, but to see other point of view.

    It is nice to have a different opinion because it’s become more creative in a way.

    I love Peter Spann’s strategies. 4 years ago I went to his 4 hours intro seminar cost me $48. I found it quite interesting so I term up with 3 other guys bought his home study video package for $1500 ($350 each person). Back then I know nothing about property investing.

    Through watching his homestudy video I bought my first investment property 3 months after. Now that property double in price ($200k capital growth).

    I alway take Peter Spann as my indirect mentor. I believe his a very honest man.
