If you choose to use a consultant make sure you are talking to someone who has done the ‘hard yards’ – property investment is so easy from a book.

You said you took out basic landlord insurance for $340, what does it cover there in NZ? which insurer are you using?

I think you are moving in the right direction by reading and learning everyday.… what would you do in my shoes.. oh.. i’m 24 years old, never moved out of home, never had a bank loan, never paid rent.. jus some background anyways.. thanks.
If I am in your shoes then I would still stay at home because I will save a lot by doing this.Set goals of how many -ve, +ve, neutral property I want to buy and how are you going to do it?
When do I want to retire?
What do I do next?
I will arrange to speak to one of the mortgage broker to see how much I can borrow!
Set up the approach of how am I going to purchase my first property. By When? Where? what is my criteria? what if I have the problem along the way, how am I going to solve it?

My understanding is that when you purchase IP for say $100k rented out for say 3 years. Then you move into your IP in the forth year. The CGT will apply from 1st year to 3rd year.
Therefore you need to do a valuation on the property before you move in.

Why don’t you state that the market rent for the unit is around $280 per week rent, hence we are putting the rent up to this level. Then say however, if you think this is too much, please contact me on xxx and we can arrange a slight reduction.
That way if they don’t contact you, you get the full amount. If they do contact, you can reduce the rent down to the original amount you were going to charge, and they will think your sister is a nice person.

[Retire Young, Retire Rich] [strum]If you are the purchaser then it is not your problem because the spotter suppose to get organise before passing on the property to you.
If the spotter does not have some sort of licence for this case then the spotter should seek advice from professional or spotter should offer to purchase the property as norminee on behalf of the purchaser.
But if the purchaser does not want to buy property then spotter will have a lot of problem in this case.
Therefore, an agreement between potential purchaser and spotter should be in place before hand.
