    When I got there the tide going down very fast. There was a few bite but they all small one. I only catch a small one tho…and that not count!

    Quoted above, mention that you keep blowing all the money away. Maybe you can start by discipline yourself to saving. Start small and increase the amount to where you’re comfortable with.

    For me I will do the following:

    1. Try to get a job, that’s because I lose as well
    2. Rent because I don’t have any money to buy PPOR
    3. Save as much as possible.
    4. Look for opportunity ie. look for +ve cash flow property and work out who can be my guarantor so I can borrow 100% of purchase cost as well as fees and charges.
    5. Look for a Join Venture Partner where I am the one looking for quality investment property and put the deal on the table where as my partner provide equity
    6. Continue saving until I got enough to buy my IP using the saving as a deposit!

    If you don’t spent a cent to purchase your IP then you don’t need to worry about CoCR. If the ip is +ve cash flow then every cents you earn is your income.

    Say your repayment is $500 per month and your rental income is $500.01 per month then you have to pay tax for your $0.01 that you put into your pocket every months.

    Those day, +ve cash flow property are hard to find! The market is uncertain! no one sure where will the market will be heading!

    The best is to keep your eyes open, review your portfolio and seek opportunity at all time. Think outside the square! And good luck with your investing journey.

    I love the techniques so called ‘Domino Effect’ that SIS used. One day I will use it as well.
