    Mine as follows:
    1. $1.45M+
    2. $620K+
    3. Total = 7 which included 3 houses, 2 townhouses, 1 villa, 1 unit
    4. Start of -ve gearing then move on to neutral gearing and then +ve gearing, but now still hunting for +ve gearing. ie. offset gearing, will be using Domino Effect one day…don’t ask it’s a secret…LOL
    5. 3.5 Years

    how many times have we heard “when a boom occurs a bust follows afterwards” thats in theory, but in reality this is the opposite in the properyt market…

    … instead it will look like this…. boom, slow down to a steady out, and slowly rise to a higher steady out or increased boom again….

    $932k is not a lot because in step 2. is -ve gearing and step 3. is +ve gearing there it will help each other out.

    You only need to service your PPOR.

    Enlad,

    At least you got a strategy to start of. For me I will do the following:
    1. Buy PPOR $280k and use $84k (30%) as deposit which leave you another $266k in cash.
    2. Buy your first IP at $420k with $84k (20%) as deposit which leave you another $182k in cash
    3. Buy 5 x $100k ($500k) +ve cash flow properties and use $100k (20%) as deposit which leave you $82k in cash.

    This $82k cash you use it for legal/fees and charges and I am pretty sure that will leave you somethings which you should keep in the secure account for emergency.

    Dear All,

    Remember a while back there was a guy his name is Victor Ollis (VO) selling house to investors and his company called ‘Country House & Land Sales’ or something along the line. he run a weekend trip (2 days) to tour investors around the country NSW to buy houses & land. And there was a huge threaded for that matter.

    SIS & I went to that two days trip and we chats all days on the bus and until late at night as well.

    If you actually meet SIS like I did and have a long chats with him then you will know his background and how knowledgeable he is. He explains to me many things that I don’t know about before such as domino effect techniques and so for.

    For me because I meet SIS and has a long chats with him, I never duded him and I always congratulated him of his success.

    Instead of duded other people, maybe one should try to observed and learns from successful investors like SIS.

    SIS, congratulation. I know you will retire soon and I will see you again in 2 weeks time.

    I was listening to Radio (2GB) yesterday evening where phillip having a chat with Margaret Lomas.

    The question was asked whether this is not a good time to buy. Her answer was anytime is a good time to buy if you hold the property for long time (7-10 years). She also mention that property investing is meant to be long term. And I am sure most of us know that, right?

    Currently she has 10 properties in her portfolio and launching her new book ‘Pocket guide to +ve cash flow property’.

    If all the properties advertised meet 11 seconds solutions then it will snap up quickly.

    There are a lot of property advertised which meet 11 seconds solutions but you got to call the advertise agents to find out.

    Dear All,

    Thank you for your contributions.

    The reason that I put this up because when starting again you are just a newbie, but with knowledges in you. Moreover, you will weights out the situation why you lose everythings, so what to do from here to avoid of losing everythings again.

    Like Lumwood wrote, learning from your mistake is the most important things.

    As ideas keep coming througth, newbie can use it and apply as a starting point for there investing journey.

    Good luck with your investing journey and hope all of us don’t lose anything and have to start over again.
