    If you have plenty of time then try to attend free investment seminars as much as possible. For each seminar you attend try to learn three important points the presenter try to sell to you for his main event. Then do the researches yourself base on those 3 points.

    If you can attend 10 free seminars then you should have don’t your own researches about 30 main points.

    When investing in property I don’t discount one type of property over another.

    If I can see the opportunity for villa/s in the area that I want to invest then I will go for it.

    If my research tell me that people in the area like to live in house then I will try to stay away from other type.

    Therefore, different area with different people will prefer different type of house. Do your research into the area then you will find out what type of property they prefer in the area.

    It is hard enough and time wasting when property is manage by PM. I will never manage property by myself because it will waste a lot of time just to get a simple quote ie. fix a/c ….etc.

    I rather use my time looking for other opportunity

    When buying investment property I never worry about whether it is a house, townhouse, villa or unit.

    I research the area that I want to invest in. Find out what type of property people prefer in the area …..

    I guess due diligence is the keys. Speak the agents in the area as much as possible. Write down all the questions that you want to ask before calling the agents.

    If you live close to the area that you want to invest then take a trip there more often and look for opportunity.

    I keep getting TIC newsletter, which is a great read. I alway believe that if you starting out, then going through the TIC is the way to go because you will gain experience and knowledge through the very first purchase.

    Once you gain understanding of the process then you might consider going alone and do your due diligence.

    thanks for the support mate. i take it you have IP elsewhere? how do you find that SA fairs up against other locations in Australia, in terms of price, returns, tennants, etc.?

    Short Answer: Dirt Cheat, and I believe you still can find them, but I haven’t do property research for 7 months now so they might be up since then.

    Jenny,

    If I were you then I will try to find an equity partner to close the deal. To do that you might need to set up a unit trust where both you and the partner as a trustee. You buy the property under the trust structure where the equity partner and you can borrow and close the deal.
