    Michael,

    Defense housing keep sending me info packs. The info is quite good, but more related to -ve gearing PIs. There management fees quite high 15 to 25%. Rental guarantee up to 9 years. But it is pretty hard to raise the rent when you lock it.

    Hi Emma,

    I am not trying to do Steve McKnight a favour, but recently I bought his Property Secrets Revealed. I found its invaluable informations and would recommended to you. Steve talk about positive gearing model and also negative gearing model as well if you are a fans of negative gearing. I have a couple of negative gearing property, they are doing well, but I still try to stay away from it because I am working for my IPs. I rather let the IPs working for me.

    Buyer Beware is great as well. It has all the info regarding due diligence in which you need for IPs.

    Hi AD,

    Recently, I bought 2 IPs in Logan. I bought those 2 before I know about Steve McKnight’s 11 Secs Solution and his due diligence. The due diligence is met, but the 11 secs soln does not meet at the moment. Here is more info regarding above IPs.

    The first one is at Woodridge Price $63K renting at $110 at the moment, but will raise the rent to $130 in June. Will meet the 11 secs soln.

    The second one is at Kingston Price $54K renting at $105 at the moment, but will raise the rent to $115 in August. Will meet the 11 secs soln.

    Now I am looking for a couple more, but got no time to go to Logan City because I live in NSW. That why I am looking for a buyers’ Agent like Hilary which already have knowledge about IPs as well as 11 secs soln. I found quite a lot of property on the net that meet the 11 secs soln, but I rather have a good inspection first before I buy. To me it is a bit risky to buy IPs off the net with just couple of photos because the agents normally took the best photos of the house.

    Do you have any suggestion location in QLD that I can look into for IPs?

    Thank you for your responded regarding the above subject in Steve’s forum.

    Currently I am doing a research into Logan City, QLD. I found quite a lot of properties on the net, but I don’t have that much time to go down there to inspect those property. Late last month I went there and bought 2, currently settling.

    I believe as a buyer’s agent you are going to Logan city as well. So as a buyers’s agent, how much do you charge if you find property that much my criteria?

    Where do you live, NSW or QLD?

    Further more, last time you went to QLD where did you go? is it near Logan City?

    Thanks for your contribution. From all the information that I gathered so far, I believe I am in the right track. I look for opportunity either through internet or agents and go there myself. Now I will try a Buyer’s Agent like Hilary and hope that will open up more opportunity for me.

    I found this deals 2 weeks ago. I did some research and found that the place are for motel purpose as I remember. The vacancy rate are high. Eventhough it’s fit with 11 secs rule, but it does not fit when the vacancy rate is 40%.

    I am in the same situation as you. Living in Sydney and don’t have time to flight to inspect interstate property as well as baby sit in the weekend. But I still found some good deals and bought some as well.

    Keep looking, the deal is out there waiting for you.

    Steve,

    Now I am thinking of asking my wife to work just 4 days per week. That only happen when I fully read your up coming book and use it to the best of my ability.

    I started investing in property 2.5 years ago but to the ideas of -ve gearing, but realise my serviceability are running out. So I am searching for an alternative and run into your website and found it that the way to go…
