Back in 2000 I lose money in Shares. I went out there searching for solution to why I am losing where other making money.
I went to a few share seminars but did not follow their foot step.
Then I went to Peter Spann 4 hrs intro seminar which kick start me from their.
I don’t have money to buy property so I sale all the shares and managed fund for my 2nd deposit. 1st IP I used parent equity (lucky).

It’s sound familiar to me when I bought my first one because you don’t have any equity.
I did not pay MI because I used my parent PPOR equity and secured against it. The bank actually lend me 106% to covered all the cost involved the initial cost of purchase.
So you can talk to your parent, uncle or who ever and use their equity for your first purchase.

I think if you are lazy and don’t want to do the due diligence then it is the way to go.

You ask this question a couple of time, may be I have ago at it.
If you think you can support your next investment propery and live comfortably why should you sale you first one.
I believe in building wealth through IPs is base on buy and hold for long term.
You only sell when there is an opportunity cost, which mean there are a better place to put that money to invest.

If I have $130k here what I will with this money:
1. Buy IPs (x2) with 10 deposit ie. total of $30k
2. $30k invest in Managed Fund
3. $70k invest in Shares, hedge your share (insurance) and wrie a cover call with the premium to service the 2 IPs.I went to Logan City in March’03 and bought townhouse and unit theire. The price is going crazy right now. A friend of mine just come back yesterday, he said there are not much property available.
I went to Beenleigh in June’03 and bought townhouse their. The price is going crazy as well. When one of my purchase contract fall over due to retaining wall problem. The agent put up another $10k and sold in 1 week.
