    I am very interested in investing in Darwin as well. Base on my researches for the last 1 month it has been negative. High vacancy rate, less or not capital growth, limited information regarding median price as well as statistics.

    3 years ago I have no ideas of how to invest in properties. How I start of is just like you listen and watch the experts that have done it. One day I listen to talk-back radio who advertise about property investing seminar and decided to spended $48 for 4 hours seminar. From there I have learned and read many books and start investing in my first property after 3 months. I spended a fair bit of money to get knowledge and now up to my fifth IPs and looking to buy more IPs.

    The books I readed from Jan Somers to Peter Spann, Steve McKnight and many other property investment related. The best way to find out what investment property are in store is to buy property investor magazine and at the back there are a lot of investment property books advertise or just go to http://www.businessmall.com.au to find out more about books and references.

    Steve alway have 20% deposit and all of his IPs are cashflow +ve, therefore I believe the bank won’t have the problem with that as long as the income generate are enough to cover expenses

    You also can use your parent equity as 2nd security to borrow more than 100%. And down the track when your IPs reach such amount you can ask the bank to release the 2nd security.

    Please stay positive, we all on your side.

    Disaster has struck me before as well with different circumstance. Back in October 2001 I found out that my wife pregnant then I lose my job, suddenly all my IPs was vacant. No income only expenses everyday. But I was a bit lucky coz I have some redundant package to live with.

    Dear All,

    I am 10276 Days Old. I bought my first IPs when I was 9225 Days Old. When I am 9125 Days Old people told me I look 6570 Days Old. Now they told me I look 9125 Days Old.

    I have a beautiful daughter and a wonderful wife and consider myself lucky. Currently holding 5 IPs and renting. I would like to buy more IPs at the begin of next year and wish to acquire 1 to 2 IPs every year until 2007, wish me luck.

    I went to Logan in March 2003 and June 2003 and bought some their. The price in Logan is going up everyday. Back then I bought +ve gear IPs, but now it is nearly impossible to find +ve IPs in the area.

    I am Disagreed with Harold coz I would make money right now if I sale my property that I bought back in March 2003. Therefore, it it plenty of Capital growth their.

    Dear All,

    It’s not how much you earned is matter, it is depending on how you spend it. If you earned $250k and spended $251k then you have to work out how to get the extra $1k.

    I just received monthly newsletter from the investors club. In the covered letter one of the National Operations Managers of the IC talk about MI is refundable provided you refinance within 2 years of the mortgage and make sure request for the refund. If you don’t requested then they will never refund it to you.

    That was exactly how I did it at first place. Using parent equity and bought 1st ip and now the ip is stand alone.
