$25,000 bet black, then double it three time. if it is red then use the $25,000 to bet on red then double it three time.

I normally keep all the receipt in the box and 1 month before tax time go through time and enter them in excel. look process but it’s work for me so far.

How did you guys/gals claims all books, magazines, courses…etc with your accountant? do you just bring in the receipts? for me I spent quite a lot of time enter all the amounts in excel and bring it to the accountant. it is time consuming, but I think if I just bring the receipt to the accountant then they will miss out something in the process.

What if the price is not downward at time you suggest? what will you do from now to your prediction date? would that be best to look for +ve gear property?For me I don’t care whether property price going up or down if I can find +ve gear property then I will buy it. May be I don’t look hard enough that is why I can’t find any +ve gear property at this moment.

Yes. Over time you will have a combination of all three types of properties (negative geared, neutral and positive geared). The properties that started out as negative geared become positive geared and support the new negative geared properties.
That is how I start in property investing by firstly buy NGP, then NeGP. My NGP does not turn to NeGP as I expected so I bought PPOR. I wait for 1.5 years for NGP to turn to NeGP but it’s still not happen so I turn to PGP. Now convert my PPOR to IP. Now my NeGP become PGP and my PPOR to IP is also PGP. Currently renting (Sad).Do you consider Logan City in QLD ie Woodridge, Kingston… regional area?

I am doing well, just come back from xmas and new year break. I didn’t surf the net much for the last 2 weeks.

I just return from Bathurst and Orange serveral days ago, you probably know what I am there for, property shopping offcourse. Property in Orange and Bathurst is go up so much I can’t even touch it. It’s burnt one of my finger. I found two property and was intent to buy but it’s a couple hours late the other people bought it first.
Well, may be better luck next time.
As I spoke with you at the meeting I alway like your Offset Gearing Principles and doing similar things as well only with lesser porfolio at the moment. The reason being I can’t afford -ve gearing things and currently wanna to sale the -ve gearing one.
Are you coming to the meeting on 22nd January 2004? If you do I will see you their.

Why not buy -ve gears, neutral and +ve gears property.
Scenario:
1. -ve gear: $250k, -$30pw, 3% grow
2. +ve gear: $100k, +$30pw, 10% grow
3. -ve gear: $250k, -$30pw, 3% grow
4. +ve gear: $100k, +$30pw, 10% grow
Neutral: $700k, $0pw,6.5% grow
Hold: 1yr : $745.5k Gain: $45.5k
Hold: 2yrs : $793.9k Gain: $93.9k
Hold: 3yrs : $845.5k Gain: $145.5k
Hold: 4yrs : $900.5k Gain: $200.5k
Hold: 5yrs : $959.1k Gain: $259.1kor you can buy 1 -ve gear for 2 +ve gears to offset and so on.
My current situation 2 +ve gears, 2 neutral, 1 heavyly -ve gear. I will sale the heavyly -ve gear in july 2004 and will look for neutral and -ve gear (close to neutral) afterward. From now to july 2004 I only looking for +ve gears and neutral property.
If you can find +ve gears property then why not buy it if the number stack up.
If you only buy -ve gears, then ask yourself this question. How many -ve gears property can you buy?

Our next meeting will be on 22nd January 2004.
I was thinking for every meeting we should consider presenting the research we have found in the areas that we consider investing. Between 3 to 5 persons should present at the meeting at 3 to 7 minutes of presentation per person. That way we have some ideas of other where they think the good area to invest. Eventhough your researches shown that the area are not the best place to invest you still be able to present with the why in mind.
What do you guys think?
Any input will be appreciated.
