All the replies has been taken into consideration in this process. Thank you very much.
I spoke to the tenant, he said he will be very happy with the new kitchen. As at this stage the floor is carpet and underneath is floor board. He is very happy for me to go in to rip off the carpet and polish the floor board. But what he does not know is that I am going to sale afterward. Which is quite bad to the tenant if I am going to do this. That is why I intend to give a vacant notice after the lease which is in June 2004. Therefore I can spend more time doing reno to the details.
My father-in-law is a carpenter therefore it will cost me nothing accept half of the materials cost $200 to $500.
My father-in-law also have a friend who specialise in floor board which will cost me minimum amoung of money.
At the same time while reno I still be able to advertise if possible.

If the reno is very minor though, perhaps you could offer them to stay for half the rent if they allow for the renos.I never tell the tenant that I am going to sale the property.

I would also be inclined to offer the tenant some money for the inconvenience in the event the property gets sold during the inspection period.I kind of agreed with you and would rather vacant the property.

Back in 2000 I was so happy when I got a 5% rental yield. I got no ideas about 11 secs rule as well. Sine I was introduce to this site (still don’t remember how) I keep an eye on property using 11 secs rule.

If you are selling through the agent that currently looking after the property then I have to pay commission. Mean losing money. By selling privately I will save a thousands of dollars. Yes you can sale it private and the presentation will look sensational if it is you PPOR which mean you can do reno.Warm Regards

I offer $80k not accept, $82k not accept, wait for the next day and willing to offer $85k because I really want this property, but it was accepted $84k to other person who offer the day before.

Starting from last year I do researches on particular areas that I am interested in for 1 to 3 months and keep an open eyes on the areas for property availability. Then I will drive, flight there to inspect the property that are available for 3 days and make an offer. Everythings else will do through phone, fax, email, mail…
If I have time available then I do research for the areas within reach i.e. 2 to 4 hours drive and inspect the area eg. Orange from Sydney only 3 to 3.5 hours.

Your situation is very similar to mine. I moved out of my PPOR in June 2003 and currently renting. I get a valuer to value my PPOR at the time I move out. Therefore, the CGT start at the time that I moved out ie. valuation price. Within the next 6 years starting from June 2003 to June 2009 I be able to move back in my first PPOR and there is no CGT. My intention is to move back in June 2008 while built my dream home, once finished move back out and get a new valuation.

[Keep going, you’re nearly reach the end of financial freedom]First if your second property is PPOR then it will cost you money therefore it will alway -ve and not an investment property.
Second if I live in Sunshine Coast then I will look for IPs in and surround the area for +ve, neutral or close to neutral property. If I can’t find any then I more on to the far area. By doing this way I don’t have to travel far and have a lot of time to do research. If the opportunity arrive then I can inspect the property in a second.
