    That is called Vendor Finance I believe. I think it is a good idea but How would you source out the purchaser who need your finance? I guess you can advertise in local newspaper. If the area you wanna sale is hot then you don’t even need to do that. The property will sale itself.

    Generally I borrow 106% and if I have extra money and don’t know what to do with it then I try to pay it of. If the property is +ve cash flow at 100% then it will be at < 100%. But to do this I have to use equity.

    In the future I can alway detach it when the IP price rise.

    I thought if you buy +ve Cash Flow Property then there are unlimited servicebily in your hand. At the moment if I can find any +ve cash flow property then my relationship manager will be very happy to give me the loan.

    With my previous IP 20 to 30 years old I spend $350 to $450 (can’t remember now) for tax depreciation at $2500 per year. I think it is a good value for money.

    I will give him $5000 that he ask for provide that he can find 3 more properties.

    I also offer him $1000 if he find just one property, $3000 if he find just 2 properties.

    Anything less give him a finger or two.

    I normally inspect the property again prior settlement if the property within my reach ie. I can get their. Otherwise if the property is tenant and out of reach, during my first inspection I normally ask the tenant what need to be fix? do you have any other problem with the property?. If the tenant pin point the problems then you can ask the vendor to fix it or try to negotiate a new offer.

    Pricey,

    Beside lock in interest rate, you can have some cash reserve in high interest rate account. If the interest rate rise then you can inject those cash into your home loan. I know this is not a smart way to do by injecting cash into home loan, but it is one way that will help you to move forward.

    One can pay off there home loan if they won at casino…tax free income…

    may be your friend’s friend done that or something similar ie. lotto, cash from oversea, relative,……

    Chan, normal minding fees apply with a weekend loading of course.

    $ 80 a day with Saturday Time and a Half and Sunday Double Time.

    Also, a normal day is based on 8 hours. Any hours after that the first four hours will attract penalty rates @ 30% and thereafter a penalty rate of 20% will apply.

    Chan, be careful what you ask for as you may be taken up on your request.

    I don’t think you can afford to go to Parkes despite the dollar sign behind your name.

    There is an alternative solution though and that is to take the baby with you and share the minding between yourself and S.I.S.

    That would be a very beneficial lesson for S.I.S. as well, teaching him new skills.

    Gilad,

    As for me personally I don’t that much money to invest in City coz it is -vely gear and now I believe high vacancy rate. Country, I don’t know, haven’t got one yet.

    Some where between City and Country sound like a better idea.
