    How much rent are the pensioners expected to pay sis and Chan?
    What do you think if he give the investors 10% return already. Something like 15% return for the whole deal where 5% go straight into his pocket.

    Can you tell me where the properties were in Parkes? I know the area reasonably well and there are some definite good areas and some you do not want to be near.
    Most property in Parkes are at the edge of town with most of them are home and land packages

    Were they on the southside of the railway line? That is flood country

    yes they are that naive and they will lost 2% of purchase price if they pull out later.

    V.O. will increase the rental return if the pensioners get their payment increase.

    yes he did told me about this. he also said if you get a bank valuation on the property you won’t get $240k. So you have to come up with the different.

    The tour was really good. You get to learned each country town along the way. There are approx. 10 towns that we visit. Most of the property that we inspected was just a drive by inspection, but there are 1 block of 4×2 Units that was open for inspection in Cowra.

    In the bus, there are 2 handout of booklets of property and land for sale and their details. When the bus reach one of the town they tell you what is the population in town, what industry and other coming in town in the next 5 years. pops grownth and so on. There’s also a mortgage broker in the bus as well. So you can get loan while your are in the bus.

    We stay overnight in Parkes, nice hotel and good foods, all drinks are included for free from beer to wines….can get you drunk for free.

    They also sale a lot of house & land packages.

    That’s all I can say about the tours. Except I will never buy anything they sale.

    Just go out there and buy one beach house and one inland house wait for 10 years and see which one is better.

    Dear All,

    The trip was really good. S.I.S and I spended 2 days talking in the bus, actually that’s all we can do beside looking out of the window. As S.I.S said V.O. Feed us too much food.

    NTTT – I did not buy a block of 4x2Br $240k returning 10% ie. $24000pa, no management fees, no maintaining fees, 5×5 years lease to pensioners. I also did not buy another block of 4x2brs Units for $300k returning 10% as well. Good Deals?

    Go to your local newsagent buy ‘Property Investors Magazine’. The last 10 pages or so of the book listed all types of investing books ie. Property, Shares Investing, tax and so on.

    Currently I am renting from my Sister-in-law living only 15 house away from me. I pay rent at market price to the real estate agent. This way the ATO won’t think I do illegal thing.

    I have recently purchased my first investment property. After the building inspection today, I have been told restumping (approx $6,000) is required, amoungst a few other things.

    I don’t think you have purchase it yet. I make a mistake one when the property need a new retaining wall I just wouldn’t bother to negotiate. 1 week later the real estate agent sold to other $30k more.
