    May be because of this type of articles that make people fears and therefore sale their IPs. If you don’t have IPs in the CBD who care.

    I don’t think it will affect much 5km outside CBD. If it is then tough luck, that is life, live with it or go some where else.

    Also, that is why the ‘BOOM’ and ‘BUST’ exist and the property cycle exist.

    Your accountant is the best person to talk to. he/she be able to working the portion that you rent it out. If the house have 3br and your rented out 2 bedrooms and you share everything in the house ie. kitchen, toilet….then you be able to claim 2/3 for investment like interest rate, water rate, council rate and so for.

    I try to calcualte the cashflow of purchase, can i find any financil templates from this forum ?

    yes you can but you have to pay for it. Ask steve McKnight ie. buyer beware.

    look at Domain.com.au for Narrabri and Gunnedah. Trish is selling properties. i block of 8 units and i block of 4 units. Both are good returns. Narrabri is negotiable on price.

    1) What are the best, most time-saving preparations I can do (from O/S) so that I can make solid offers on IPs and not be spending my time chasing finance, time which I would rather spend travelling and looking etc.
    Be prepare, ask your close relative to help in Oz before your return, find deals on the net first, emails RE in relation to the deals found.

    2) Can I get a valuation on my home in OZ(rented & managed ATM) to establish my borrowable ammount while I’m not in the country, or is it something that requires me to be on the spot?

    yes you can, just contact valuer and give details of your PM

    3) I will most likely return O/S after purchasing as the saving:expenses ratio is better than at home right now. Is this going to be a problem with lenders? I asked this question a couple of weeks ago but am hoping someone may have similar experience to share. My saving record has been consistent with my current lender bank while I’ve been O/S, so can it be used?
    Once I was o/s I signed everything that I need before I go o/s, therefore it’s no problem for me. You also can get a power of attorney for your behalf.

    the $240k 4x2br Units is just one of the many deal. There are for example you can buy 1 lot for $85k and you can built 3x2br villa in it. Total cost is vary depend how big is the lot.

    The deal is 10% return of purchase price if you buy for example $410k 12x2br then your return is 41kpa where as the pensioners will pay more than 10% of the return. the $10 per unit is not alway the case some is more and some is much much more. Who know how much more?

    Correction 4 Old Units not new.

    But there are thousand of deals that he’s offer.

    For examples.
    1. 4x2br Units x 7
    2. 12x2br Units x 2
    3. Old house
    4. At less hundred of home and land packages
    5. Hotel deal
    6. Factory deal
    .

    Further more, when they signed the contract. It’s actually no contract but just a piece of paper with linked to other info hidden, I don’t know what’s in their and I don’t care if I don’t buy.

    4x2br Units Cost $240k ie. $60k per Unit.

    10% return ie. $24000 pa for 4x2br Units.

    $24k / 4 = $6000 pa per unit.

    $6000 / 52 = $115.38 pw per unit ie. 10% return

    V.O. rent to pensioners at $125 pw or more. ie. more than 10% return the different go into his pocket.

    Get it?

    For a $240k property that has 4 units under one title.

    There is a guaranteed $24k return each year.

    $24k shared by 4 tentants renting it out is $115 pw, you will get from each tenant. V.O. has also added on top of that rent a $10 a week fee to each tenant on the lease.

    So the actual rent the tenant/pensioner will pay is $125 per week.

    On every rental he makes $10 on top of it.

    That’s what he said but in real life may be more, who know? may be have to ask the pensioners.
