[Retire Young, Retire Riches] [strum]Because without Financial Freedom you will stuck here doing things you don’t want to do.
If I am financially free now I won’t be here learning, but rather relaxing on the beach of my choose, doing what I like, when I want, with whom I love.
Financial Freedom = Freedom

Mine got snapped [weird] in half from the witched rains we had the other day!
You can’t have the old one because he is renting to me now. When I am ready to upgrade to tree house then you can have it if SIS approve.

Now I am cashed up ready for better opportunities. Portfolio is now positive. I will sit tight for next 6-12 months.

Great to hear some success story. I got nothing to add here at this stage. Hope will have something to show in the near future…

Pay tax? who care…. if you don’t pay tax then Australia will become third world country. I don’t want to escape to another country. Three is enough for me.

[Retire Young, Retire Riches] [strum]Originally posted by d_dry:G’day, Thank you both for the replies, I think the main obstacle that i am trying to say is how do you obtain a positive cash flow property, even looking at the +CF caculator, it doesn’t seem as though you can create positive gearing realistically, as the (rent)-(loan repayments)-(yearly expenses)=negative gearing, property prices are just so high, i find it hard to grasp how a property can put money in your pocket! A property bought for 56,000 with the rent at 140 gives you less than 2 bucks a week, and the problem is house aren’t at 56K but are over 100K[eh]!!!
Cheers,
DamienI don’t know how you work it out to get $2pw +CF for $56k renting at $140pw unless you borrow more than you need.

Fair enough???
When did you pay for me who choose to smoke? If you can tell me then I will pay you back. 100% money back guarantee.
I don’t think what you said is fair. Re-read what you wrote til you get it.

[Retire Young, Retire Rich] [strum]Since start quitting I haven’t completely ciggies free, but I managed to cut it down to at least 50% everyday. Someday I don’t smoke at all which is quite an achivement for me. It’s quite hard, but anything that you try to give up on will be hard. So I will try my best to quit eventhoughly.
Thanks guys/gals for your support.

[Retire Young, Retire Rich] [strum]Originally posted by Miss Curiosity:But dosent the positive gearing method mean that the tax advantages are out the window?
If you want the tax advantages then you should look for Positive Cashflow Property which provide tax advantages as well as income.
The property that you should look for are those that make a loss on paper before tax and positive cashflow after tax due to high building depreciation write-off.
