    I still haven’t done the depreciation schedule for 2 of my IPs. I tried to do it by 30 of June to no successful.

    Oh well, I just have to do it slowly now…

    I don’t know how you work it out to get $2pw +CF for $56k renting at $140pw unless you borrow more than you need.

    tax should be calculate base on income – deduction. In your calculation it should be base on your $780.

    Since start quitting I haven’t completely ciggies free, but I managed to cut it down to at least 50% everyday. Someday I don’t smoke at all which is quite an achivement for me. It’s quite hard, but anything that you try to give up on will be hard. So I will try my best to quit eventhoughly.

    If you want the tax advantages then you should look for Positive Cashflow Property which provide tax advantages as well as income.

    The property that you should look for are those that make a loss on paper before tax and positive cashflow after tax due to high building depreciation write-off.

    I want to be a serious investor and hope already am. If I buy more in the near future I feel that I will over committed so I stop at this stage and assess my situation and making new plan.
