Yes same go with me. I prepare excel spreadsheet for each property ie. income and expenses with receipt clip to it.

I also prepare investment related spreadsheet for any deduction that not belonging to any of the properties ie. magazine, books….etc.

I suggest you don’t have to start saving if you wanto to start now. But first you have to build up your knowledge as quick as possible.

You can use your parent, uncle, aunty equity or whoever to start buying IP and asking them to be a quarantor.

As at this stage I am not intent to buy more property, but I want to wait and see what the area is doing in the near future. If I am not successful in shares trading then I will go back to property and maybe buy more +CF there. So I better keep it quiet at this stage…lol

I only been investing in property for the last 3.5 years. Through out that time I never do a pest inspection after purchases and I am sure the property is still there because the tenant is still paying rent. But for every 1 to 2 years I do a pest control surround the property.

I would pay off the IP No. 2 where interest rate is variable which I believe is redrawable anytime if you need the money in the near future.
