Hey Pat,
Just keep in mind that if you sell a property within 12 months, you will be liable for a full capital gains tax. so make sure you take that into consideration when you calculate for your net profit.
If you are planning to build up a property portfolio, consider keeping the property and doing equity releases instead.

Why not leverage off that property and do equity releases instead? This will make you utilize the gains from the last 5 years much better.

i normally use the filters integrated with the search engine. For example, i will first find out how much I can afford then determine how much I want to spend. add the price range filter and search by suburb. This is after doing the macro research and I have pinned the area I want to invest in.

haha that’s a good one Richard.
I don’t think I will be giving tenants Xmas gifts as well. I attend to any matter that requires fixing quite promptly so I think that is the best gift I could give a tenant. Be a good landlord.
