    Hi Richard,

    My nephew has his own business and employs 10 staff the fellow that wants to go in with the purchase of the house works for my nephew.

    The business has turned over nearly $1.5 mil this financial year, surely someone would lend him funds. [glum]

    I am reading Michael Yardney newest book “Grow a Multi-Million Dollar Property Portfolio” – in your spare time. It is a great book I bought it yesterday and can’t put it down! Great straight forward information.

    Hi Danny,

    Evicting a tenant is a long and drawn out experience and also becomes costly especially when he has stayed longer than what is covered by using the bond money to cover non payment of rent

    This is where you find out tenants have more rights than a Landlord!

    Get a copy of the tenancy act and ride the PM to find out where he is at getting this guy out of your place. When he says he has until thurs ring him friday to find the outcome. Don’t just sit back be proactive and follow up..

    Thank you for your help too World Changer. Lots of sensible advise given.[thumbsup2]…shame it takes soooo long to get things moving it really doesn’t matter if it is banks in Oz or US banks they all seem to have their way of dragging the chain.

    Hi Grant and Nic,

    Firstly my suggestion would be to get rid of the PM!! [angry2]

    I had a similar problem with a QLD property, agent was nice enough but what I learnt later is that she was previously the recepionist and got a promotion to PM! So basically I was telling her how to market my property, after asking questions to her on how many open days had they had to show people through etc.. I found out she knew Jack s— about managing property in general.

    Before I got rid of her I rang another 2 agencies and gave them a grilling…I mean an interview on how they would market my property. I chose one of them and within a week they had found a suitable tenant.

    Get the agent to give you a market appraisal on rent for your property. I was promised the world when signing up with the agency and was told I would get $200 when the reason it was not renting was it was over priced and I ended up getting $175.
    So don’t be bothered about waiting for your current agent to find you a tenant take action as she is costing you lots $’s by not having anyone in renting your place.

    Hi Alndale,

    There have been some excellent ideas for you to mull over, I like the one about asking the bank valuer to come over and give you some ideas that will make the difference.

    With your kitchen I have had great success in painting a mission brown cupboards with a lime top with a new laminate paint. I painted the cupboards a more fashionable colour and painted the lime top white, and being artistic I dribbled the cupboard colour across the top and lighly brushed over top again giving a marbled effect. It looked beautiful. I then painted the tiles in kitchen with a tile paint, covering the lime features on the tile with this paint.

    Friends came over and thought I had retiled the kitchen! The paint on the laminate top is rock solid and I have cut up on it not leaving any martks. Door handles will finnish the job off nicely.

    Dazzling you never cease to amaze me of the deals that you pull out of a hat, I just think you have the momentum going (cleaning up others crap seems to be your speciality and having your lovely wife beside you is great support- not very romantic for the last few days left in Oz though, I think I will have to pass on some romance tips as all work and no play etc etc) and there is no stopping you great stuff [thumbsupanim].

    Who would of thought placing a few of the business cards in the old bib and brace you could of looked a lot worse to your prospective tenant, I have seen some ugly looking stubbies on work sites complete with builders crack!! [lmao]

    Great to hear your stories, stay safe and hve a nice romantic night wtih candles and a shared bottle red wine with your wife before you go o/s.

    Do you know the dimensions of this shed?

    Will it block your view?

    Is neighbour intending on securing the remaining boundary fence so it doesn’t fall over? Or is she prepared to to go halves with replacing the crappy fibro fence with something that will blend in with this new shed?

    Reflection is not a bad thing (with or without wine) sometimes we need to look back to see were we have been to realise all of our achievements as it is all the little things that make a difference in our lives.

    Dazzling travels away alot and when home just relishes every last minute he spends with all his girls before he leaves again and that is beautiful.

    Your a stay at home mum and get to be with your kids daily, how fantastic is that to be able to play such a big part in their daily lives…not alot of people can do that now a days. This is a huge job and challenging too!

    Don’t envy others, they are the ones that would envy you for no other reason than to be with their kids…

    I have known people on double figure incomes that have all the mod cons (all on credit) and nothing to show for it in the bank on the other hand I have know single parents and couples like yourself who only have one income that are doing ok and they have saved and are streets ahead down the track than people with the higher incomes.

    We all get into ruts from time to time (normal) the way out of a rut is to do something different and take initiative…let me know what you intend to do. PM me if you like.

    Hi AmandaBS

    I have been down the same path and I am so glad everything happened the way it did. It taught me alot about myself I got confidence back that I had lost, I had a partner that didn’t want to invest or have goals for the future etc etc.

    You need to give yourself a huge pat on the back because it is not easy when you start out on your own especially for you having kids. I had trouble having a bank give a loan to a woman but I did and now I have quiet a few properties.

    Congrats on all of your achievments keep focused and remember to have fun along the way [biggrin].

    I am glad the kids are going back to school as I miss them like crazy (I live at a school) can’t wait to hear about their hols [laughing].

    The joy and the happiness children bring, it is funny how contagious their laughing is and how easily you can revert to their level!

    Was chasing one of the 4yr old twins on the beach and they stopped and said look behind you and when I looked the other way he ran in the opposite direction laughing so much (made it easier for me to catch at least) he fell over, I played along with this game for another 4 times (before I got sick of it).

    What is it with boys, if I wanted to do something quiet they wouldn’t sit still for 5 mins, get them to watch a fish being gutted (they love blood and guts) and they will be still for at least 20 mins transfixed.
    Not my cup of tea but they loved it.

    Yep it is the litlle things in life that makes me happy [biggrin]

    Yes Dazzling I did get your email and I didn’t read it until the fog had cleared this morning [blush2]

    I was in a similar situation in September where the tenant (although good) was paying below market value.

    I had the PM tell him that there would be a rent rise (although I increased it this was not as high as the PM said I could get) in Dec. and another rise in June. The tenant grumbled about it but knew that he was on a good thing as there was nowhere in the area for the same price that I was asking.

    Tenant is happy, I am happy with the increase [biggrin].
    Had he chosen to leave that would not be a big deal as it would of given me some time to clean it up and then advertise for market value.

    Hi Mei,

    Have you thought about getting a surveyor (who can get plans and other bits required through to council to approve) that I would think would be the first step and this could take awhile to get going.

    Secondly, quotes for demolishing exsisting property. And lastly a reliable builder?
