    Hi Derek,

    Thank you for your reply, after much running around to 3 government bodies I found you need to go to the bond board and they give you the forms straight away. All that needs to be done is you sign and then get old agent to sign and fill in tenant details along with the bond no.

    Swerve we had success in using white knight paints on a driveway. I marked out a simple pattern in tape I got from Bunnings and then using a roller painted with 2 coats of white knight paint and then lifted off tape when dry. It looks great and looks like stencil concrete, not much sign of wear and tear after 18 months.

    Hi Dave,

    You will love Canberra it’s a great place to live and the people are lovely [blush2]

    Me personally would rent out your property in Sydney (this will build your equity over time) and rent in Canberra. Meanwhile get a depreciation schedule for Sydney IP(if not already done so). If you sold IP you would end up with diddly squat after capital gains and agent fees etc come out and virtually would have to start again from scratch[confused2].

    The location sounds great and handy for tenants.

    I am in Canberra and I have a friend that is a PM with a large agency and they can’t keep staff and it is no wonder as PM has 1,300 properties to look after herself! She is absolutely exhausted and has just resigned as she is burnt out. Agency doesn’t care they just rack em and stack em at your expense.

    No one looking after that many properties can look after your investment like you would. Why don’t you give it a go to do it yourself, I have managed my own when I only had the one property and never had a problem.

    Lobby78,

    Reading your last reply you have already made up your mind and decided on unit living for the time being. This is fine as a trend in Sydney seems to be that people are moving/staying in a unit with their familes to be closer to work and the cafe scene etc.

    Just a thought but why don’t you buy a cheaper unit to get your foot in the door and buy something later on if you find that unit living is not for you at least you will have either a decent deposit or equity to make the next step.

    Congrats Pixel on your first PI well done!

    All my properties have got depreciation schedules it allows maximum tax deductions on your property.
    I have used Scott from the Depreciator from this site to do my properties and I have been more than satisfied with the service/schedules that he has provided.

    I did a similar thing in QLD had a dedicated large room for the laundry and a small living area. We took the wall out and tiled the whole floor (after getting the carpet up that had been glued down[glum2]). We had the combo washing mach/dryer and put in shelving beside – enough for washing basket etc then a sliding door that hides everything away. Looks great tenants are happy with the extra space.

    I have had great success at first taping the driveway into an easy pattern and then using paving paint to paint over 2 coats and then lift tape off it looks like stenciled concrete. Hard wearing also.

    I like to do mulching and edging this makes a big difference to the look of a place [biggrin]

    The agent’s fee is a legal tax deduction and it is worth every cent in not only tenant selection but the time he would save you (if you get a good agent that is) with all the run around you would have to do if he needs to go to tribunal on your behalf.

    Your choice at the end of the day.

    Mk what did you go through with the agent about screening tenants for your property?

    The agent that I have got has instructions of what I want in a tenant eg employed, references from last rental property, agent has made sure that the tenant has not defaulted etc etc

    Agent then will consult me on who he thinks is suitable and why, from this information given I then decide who I want to live in my property. I do not meet the tenant ever that’s what I pay an agent to do!

    What’s your reason for meeting the tenant, I think your treading on dangerous grounds if your judging a book by it’s cover.

    Hey Amanda,

    Well done girl you are going great guns!! [biggrin]

    At times it is easy to become discouraged when the ball doesn’t bounce the right way that’s when you need to sit down in the quiet of night glass of red/white in hand (or both depending on the day you have had) and tick off all the things that you have achieved to get you where you are today. Never forget where you have come from it is all character building and does make you stronger.

    Love the idea of the mission statement can’t miss it if it’s stuck up on a wall[thumbsup2]

    Take care keep striving towards your goal.

    Hi Caroline,

    You really need to have a talk to your husband re goals, finance and investing. It’s difficult to have a goal when your both going in separate directions.

    Do you pay the bills or know what is going in and out of your accounts? If not get involved and see where the money is going, after about a month you will notice a real pattern happening and note where savings can be made.

    With this info in hand have a chat and let him know $xxx can be saved each pay day..or tell him you need $xxx and ferret it away until you have enough to invest with.

    Hi Eamo,

    My nephew is 19 and has just bought his first house, he went in with another boy the same age. The house that they bought has a self contained flat that they will rent out to help pay their mortgage.

    So my advise would be to start off small stay at home for as long as you can and save save save. My nephew’s situation is a little different as he works full time, he has used the advise of the Mortgage Brokers on this forum (they are excellent) and I am sure that they would also give you excellent advise when it was time for your first investment.

    Hi Kate2006,

    We too are lucky with one of our IP’s, the guy that moved in is a horticulturist needless to say the gardens have had more plants added old ones trimmed the watering system has been upgraded and extended he also noticed the garden shed floor was rotting and requested some sand which I supplied and he then layed pavers in the shed and stepping stones to new garden area.

    He also replaced the step, painted the balcony with leftover paint we had in the shed. We did an inspection and he mentioned the door needed new rollers and asked if we would buy rollers he would install. I asked why they were not using the clothesline and wife said some of the clothesline left rust on clean clothes.

    I went to Bunnings and bought rollers, new clothesline cement and $100 gift voucher for them to use on anything they want. They were very grateful and I know that he wants to stay at my property for along time. Only too happy to send them a gift voucher to say thanks for all that they have done for me..but I know he is one of those people that loves to be doing something around the home and I am lucky it is my house that is taking advantage of that.[biggrin]

    Hi Mardy,

    Interesting comments but I disagree with alot of what you have said. I feel confident about Canberra’s future and long term prospects as I live, work and invest here I feel I have experience to reply to your post.

    The public service is ageing along with private enterprise (there is more private than public servants in Canb for the record) but the defence force is moving offices here both to Bungendore (near Queanbeyan) and Bruce which will increase the population and the demand for houses. The public service is planning a big advertising campaign to fill the gap when PS retire.

    These adds will attract people from other states that wish to have better lifestyles, better paying jobs, no traffic jams in comparison to either Syd or Melb.

    Yes it does get cold here but you rug up or you go to the snow and we do have 3 other distinct seasons that are sooo beautiful.

    Work has also started to build a huge factory outlet of over 80 factory outlet shops and Brindabella Park is also expanding there office area.

    As far as not been near the beach we have the best of both worlds here being approx 1 hr 50 from either the beach or the snow fields.
    Whereas in Syd you may be nearer to the beach distance wise but it would take you nearly as long to drive there from the western suburbs. Cost of living is counteracted as surveys tell us that we are better paid workers.

    Hmm what else…yes if you watch the net for properties being sold especially around the $300,000 mark they sell very quickly. I don’t go to auctions I sniff out bargains also in ACT we get most of our stamp duty back when you purchase here.

    Hope the above gives you a little bit more in sight what is happening in ACT.

    I thank you both for your input and I forwarded your advise/info to my nephew, and sometimes no doesn’t mean a no and can sometimes turn to yes [biggrin]
