Yes, Dave and I have just settled on a home last Friday, and our previous purchase was just prior to christmas, both in Tokoroa. Can you please let me know where the better markets are, as we are always on the look out for +cf.

Very common in a busy market. There are two ways of presenting a back up offer. One is a standard clause, that allows the vendor to sign your offer subject to him successfully cancelling the prior offer, should it not go unconditional upon the set day. You can make a back up offer on a property that is under agreement. Your agent will insert a backup clause, this allows you to have first option on the property if the 1st offer does not go ahead. [biggrin]

The websites don’t allow us the facility to mark under contract, or under offer, so these homes stay on the site until physically sold. Jenny Lamberton

With the income level you mentioned, it would be wise to allow a lump sum tucked away for emergencies, such as loss of rent between tenants, and unexpected problems like a blown hot water cyclinder, wiring problems, wear and tear. This makes these problems much easier to cope with.[biggrin]

Just a thought, is it worth while advertising the property as a trade for something cheaper, and using the cash differnce to pay off some of your debt. [upsidedown]
