Thanks guys! It's so nice to have a breath of fresh air on the subdivision strategy. The whole suburb is zoned R40 which is quite peculiar. If we were to go down that road, most blocks are 700sq+. The area is picking up however there are still a lot of state housing and affordable homes (under 300k mark).
