Avoid letters or flyers. If you really want the property, have an agent approach the owner in a formal manner and start negotiations from there.

It will depend a lot on what the terms of the lease were. Check the clauses (maybe speak to your lawyer as well)

If the vendor is desperate to sell then I'd certainly try and find out what he paid for it and when (as others here have suggested). Then open a dialog with him and see what can be negotiated. Agree you need to check out council approval.
Also Pods are a good idea…check this out http://www.podfirst.com.au/. These companies (pick one in your local area) are familiar with councils in your area and could be a great (free) help to you.

Hi, Agree with Derek. Recommend you get some serious advice on trusts and structures. It is often a little more complex than you think! See if you can ask around and use a solicitor that specialises in this type of thing. I recently read a post on this (think it may have been in this forum) do a little digging and best of luck.
