    Hi Fern and Annabel,

    Thanks very much for your info on tiling prices elsewhere. I had been expecting those sort of rates, you mentioned, tho’ maybe a bit more because of the acute shortage of skilled tradespeople in Perth at present (especially tilers it would seem)
    Maybe other Perthites are paying these sorts of rates, I don’t know.
    The tiles cost $350, normal everyday sort of tiles suitable for wet areas.
    I’m still gobsmacked at the $3000 quote.

    Hi, we are also in WA and have always used settlement agents.
    My question is, do you have to use a settlement agent/solicitor in the State in which you are buying, or can you use your tried and trusted one in the State in which you live?
    We have always purchased in WA so far, but it’s awfully hot in the kitchen at present, so looking over the garden fence.

    Hi Jaclift,

    Ring the relevant Shire and ask to speak to someone in town planning. They are usually very helpful. There are a couple of Surveyors in WA who will project manage it all for you (all you have to do is pay the bills!)
    Approvals I have had have been valid for three years.

    The most frustrating bit is waiting for the title to come through at the end. Three months for the last one and settlement can’t go through until you have it.

    Hi Jaclift,

    I found some information while at HomeBase in Subiaco.
    “Unique surface restoration” in Bayswater 92712554 I havn’t used them. Would be interested in your feedback if you try them out.

    I have used Newport postformers (Balcatta) for new laminate bench-tops. Good service and they even deliver(for a small charge) whic was very good news when I realised how heavy the new top was and didn’t have a hope of getting it on the car roof, let alone into the unit, and it was raining!

    Hi again,

    Well, the end to the story is that the tenant is taking his option to continue with the lease at Perth cpi. He and PM exchanged e-mails over the last couple of weeks and they have decided that neither has the energy or inclination to seek legal clarification and agreed to maintain their differences of opinion.
    I think if it was the tenant himself who was paying the rent he would have taken it further. Who knows.

    Hi,

    Sorry,can’t comment on quality of flat packs as havn’t used one. We bought an Ikea kitchen (and were happy with quality) and decided to install ourselves with the help of a “handy-man”paid on hourly rate. We had been quoted approx $1000 for it to be installed by the recommended Ikea installer and similar cost from Kitcraft, which they said would have been completed in a day.
    Well, handy-man and handy husband took well over full week-end and several evenings together to put in cos of uneven floor giving lotsa hassles. In terms of speed and eventual cost we might have been better off with the seemingly expensive installer.

    Will be interested to hear if anyone does have experience of using the flatpax.

    Hi Steve,

    It seems the more people I ask, the more different answers I get!
    I asked the PM for our own IP’s and she said she “had trouble” using CPI 15 years ago and now never uses it in any of her leases in her company.
    The PM for the parents-in-law house is keen to get this sorted and is looking at trying to get a judgement from the Minister of Fair Trading, so we all know where we stand.
    I spoke to REIWA and their comment was “definitely State CPI”

    Like all these things, I guess it is important to get clarity on the fine print so that everybody is talking the same language.

    As Terry pointed out, it is a small difference in actual dollars. Parents-in-law do not want upset tenants.

    Interestingly, the tenant who is kicking up all the fuss is a) not paying the rent himself, he’s on an interstate contract and has his rent paid for him by the Company he works for and b) has just bought himself a million dollar plus IP home in a very good coastal suburb here in Perth.So, it’s not that he can’t afford the few dollars difference. He’s not paying it anyway!!

    I will let you know what the final outcome is. But I don’t know how quickly this will be resolved. Parents-in-law just want a quiet life with enough to pay for their keep in the hostel in which they live.

    I agree the amount disputed is small. I’ve been trying to find out what the Residential Tenancy Act for WA states and it mentions everything except cpi!
    We are just trying to ensure that the tenant isn’t trying to take advantage of our elderly parents who don’t have a lot of spare cash.
    A few extra dollars to them each week is important.
    I appreciate your input.

    We had a look at some serviced hotel rooms in central Perth and yes the suggested yields at first glance appeared attractive. However as Andrew has pointed out, size matters in looking for a lender and also location. Lenders are often very wary of lending in cbd area full stop. We chose not to proceed.

    Hi again
    I’m sure there are a lot of people on the forum who know a lot more about this than me. Anyway.
    We did a fairly major renovation to our house (extra storey,additional rooms,new garage). We were on a fairly limited budget so spoke to a number of organistaions specialising in reno/extension work to see who was actually listening to what we had in moind. We also went to see some of their work done for other clients and to get feedback as to whether they were happy with the standard of workmanship etc. We eventually chose one group because they gave us the impression they would actually work with us and accommodate our ideas. A few of the others were telling us what they wanted to do. We were happy with the end result and importantly kept within budget.
    We have also used an architect to design a new house for us and then looked around for a builder we felt we could trust and that was also successful. That project was also a little different and it was done long distance. We are in WA and built in NZ. So relationships and trust were vital!! Again, very happy with result and good buddies with builder. Shame we’re not able to use his services over here. So, this is a very long winded way to say there are many ways to skin a cat. I would suggest talking to both builders and architects (latter may be a bit more pricey) and get feed back from clients who have used them. It’s a bit of a balance between the architect who may have wonderful ideas which may give the builder heart failure trying to actually achieve and the builder who will usually look for the easiest option which may not necesarily give you the look you are trying to achieve.

    Hi,
    Congratulations on your purchase.
    I guess it depends on whether you are renovating/extending for investment or is this your own home? If for investment I would only be looking at a cosmetic makeover, nothing structural except maybe a stud wall to create an extra bedroom. Sounds as if you have more than that in mind in which case depends on your budget. I only use qualified/registered tradies referably with references so you can see evidence of their handiwork.

    Can you give more of an idea of what it is you are trying to achieve.

    I’m in a similar position to Andrew. Actively looking for good deals in Perth but am in a situation where I’m better off to sit tight and wait while enjoying the continued growth. Keeping a close watch to see when the kettle starts to come off the boil though.

    I’m not a property guru but have a couple of IPs.
    First word I would say is “patience, little grasshopper”
    Yes. it’s great buying property, but it is also important to know you can sleep well at night without wondering how all the bills will be paid as well as the mortgage repayments. We have been in the somewhat uncomfortable position of being too highly leveraged, and it ain’t worth it.
    Secondly, is the idea of owning lots of properties the main aim or is it part of your journey to establish wealth? I went to one of Steve’s masterclasses and I remember him asking us to consider whether we were collectors (of property) or investors. Another uncomfortable realisation.
    Congratulations on starting your jouney in property investing, but like most things it takes time and hard work. I love it!

    Hi,
    Condolences on dealing with the same bank that we have had considerable delays with in the past as well. However have also faced delays with others too. The trouble seems to be they are overrun with applications which require multiple inputs from different people in different departments and no one person is responsible for the outcome. I’ve found it helpful to establish a relationship with one person in the bank that I can actually ring and speak to. They don’t always have the knowledge or the answer , but putting pressure on them can sometimes help produce a quicker result.

    We have also used different mortgage brokers. Just because one can’t find a good deal doesn’t mean another can’t either.

    Hi,

    We offered a lower rental for a pre-determined time to take into account disturbance of noise/dust etc. Tenant was great and knew he had a bargain rent . We gained by continuing to receive income. I think if we had tried to sell, a prospective buyer could have been put off by the above and could therefore look for a longer settlement. I certainly wouldn’t be wanting to lower the asking price for the above reason.
    I don’t think there is a right or wrong, just what works best for your particular situation.

    Hi, We have had on-going problems with rats deceasing in the ceiling space above our home office. Lovely (not!) to work with.
    Yes the blow flies will definitely give you a clue as to its whereabouts, but if you still have no luck (removing dripping maggotty carcases is not my idea of fun) rest assured as the others have said , that by May the smell will have long gone. Unless any of his relatives come to pay their last respects…..

    By the way, we called a pest company that had baited our ceiling to ask if they could remove the aformentioned deceased. To be advised their job was to “kill ’em” not to remove ’em. They do however provide a carcase removal and deodorising service (approx $70) which your owners should presumably pay.

    I was unaware of the spending limit as to what you can call a renovation. Very useful, so thanks. Yes SGIO are much more amenable and now I know which ball park I am in, will try a couple of others as well.
