Yes this is a great debate, I have been interested in Real Estate all my life now 61, Bought and Sold /Renovated had Investment Property and (spent some time as an R/E Agent), I've been part of Real Estate clubs , read what different "Gurus" do, bought lots of program etc, but now I only listen to a couple, thought this has taken some time to get to this point.
Yes that is right family is the worst to discuss this with especially if they don't invest, (some times the tall poppy syndrome raises its ugly head)

It is a real worry where word of mouth goes such a long way in this industry (as an Ex Real Estate Agent) from the NT I can not believe the reports of such agents, the prob is $20 – 30 K it a lot to the purchaser/vendor but to the commission isn't that bad. Sorry Mikal your folks had such a bad time of it.
Did anyone read in YPI about the Port Hedland agents running riot with exorbedient maintence charges etc, unbelievable

Have read and heard that service apartments purchase price is loaded as some/most have guarentee rent check out the are thoroughly,a relative has one in the Gold Coast and its not a good outcome they own more and when they bought it

It depends what you are planning for both units hold long term/ pay them down quickly You can change from P/I to I/O or you can have I/O all the way 5 -10 yrs some lenders are doing, also If you are selling Capital Gains is an issues and depending on the loan you need to check if you can make extra payments
You need a broker who has investment properties otherwise you wont get the best loan structure
If the the current value of the 1st property,increased greatly you could have it revalued it it has, then you may not need to increase the deposit
With investment properties you need an back up plan and monies set aside.
Have been reading a lot about the oversupply in the unit market in the Melb inner city area are their a lot of units on the market in the area you are buying the 2nd unit,?
You said you bought a one bedroom, the banks are getting picky re sq mtr on one bedroom, and with resale sometimes one bedrooms are slower to move depends on the market you are selling to

Hi I bought the Rick Otten Rent to Buy course some time ago but never used it, I decided it was time do something with it
and got out all the folders etc, I emailed the VIC solicitor who was on the Rick Otten Course Lewis O'Brien, and emailed him he was very helpful, he said Stamp Duty applies in Vic

Hi Wow that is a great start. Have you thought of keep them both and rent out the the new one as you get more depriciation on that one
You need a good broker one that has multiple investment properties otherwise the info wont be structed to your benifit
As you can only one principle place re capital gains tax if it is not structed correctly then there will be major tax issues

Hi We were faced with the same question, in the end we pulled it out and put in a new kitchen, we are in Alice Springs, so in Perth you would have access to much more bargin power etc.
The prob with just doing laminex and doors if there is wter damage in the cupboards we had a small patch you may have to rip it all out later
