Engelo,,, My view point in Macro Frekle tends to go micro and get into more base economics.. Whats driving wholesale prices in the US has nothing to do with the US economy by and large.. not when 61% of all homes bought last year were for Cash.. Lots of cash world wide chasing the american RE dream.. Some wiser than others of course

agreed on the costs to set up vanilla LLC's 1k max wells fargo has been closing accounts as well. We had quite of few of our borrowers get their accounts closed on them in the last 6 months and it is a royal pain.. we have them all set up on electronic transfers to pay their payments to us only to have to go through the exercise all over…

Richard.. banks here on the West coast will do them as well. However they are for Primary residence's and Second homes.. They will not do Investment properties unless your talking about higher end commerical.. I think what most of the investors on this site have are sub 100k rentals.. those are pretty hard to get done… Many banks will not…[Read more]

I don't know who People are… However suits between tenants and landlords is not very common.. Unless a landlord is a HUGE SLUMLORD and deserves to be sued.
I have owned rentals for 35 years and hundreds of them.. I have only been sued in small claims one time for the return of a deposit and I won that one.

what blackstone is doing is a departure from buying SFR's by the thousands then packaging up the lease payments to sell as securities.

One is blackstone, I have had in depth conversations with them… They are looking for experinced operators who have mid (25) large (500) home portfolios. Is 5% annual appreciation in OZ year after year a reality???
