Thanks for the response. Yes my contract includes headwork charges as special condition. I understand that home warranty insurance covers construction, but I would think that certificate from the council should be part of construction. Anyway still awaiting for the response from QBCC about the headwork charges.
Just out of curiosity, how did you end with your development then? How did you finish and where was that?
QBCC have very vague line of responsibilities in terms of getting final certificates. Although I already contacted QBCC and they tried to resolve the issue but stegbar haven’t changed their decision yet. I still can not understand the reason why but this is the case at this point of time. I do not know what else can be done to resolve this issue?

This glazing certificate form 15 has been asked by the certifier to get the final certificate from council. Stegbar installed the glass windows and doors to my property but they were not been paid by the original builder that is why they are reluctant to issue a certificate to the owners. I asked them to take money in order to issue the certificate but they are not responding. Is there any other way to get this certificate by retrospective inspection? So far I have asked 2/3 glass suppliers and they denied about getting retrospective certificate.
My property has taken more than 1 year due to previous builder who lost building licence suspended and got fixed by QBCC by another builder now. It is just one month away to finish up the work. I am keeping my eyes on rental market on real estate website and am worried to get tenants as early as possible considering the market there as you have mentioned. I am like you with getting in Roma real estate following ” so called experts”. You are spot on with your guess as I have 4X3X2.
Thank you for your comments and recommendation as I am going to contact Joanne Logan at MAA live stock and property for getting tenants.
