    That’s the spirit guys.

    Some of the recent slanging matches really have gotten out of hand.

    It’s much better for all when the debates are fought with facts and opinions rather than cheap personal attacks.

    Mini,

    Your right about the interest rate, overlimit and late payment fees not being a problem, i only listed them for comparitive reasons.

    However, the 44 days interest free instead of 55 is a problem as i intend to use the credit card for all purchases, leaving all my pay and savings on my offset account. Then paying the credit card off in full on the last day. Those extra 11 days would save heaps in interest as it’s then that my offset account would have the biggest balance.

    The new rewards structure is a problem also as i would obviously be racking up alot of points and changing to $1.50 per point would slow the accumulation dramatically.

    You’ll also notice next time you go to redeem you points that they don’t buy as much as they used to. $100 vouchers were previously 12500 points, now they are 13200.

    Also charging $26 for each card (i have 2, so $52) for the rewards on top of an annual fee seems to me, unnecessary. Why pay this when so many other cards have free reward programs and no annual fee.

    Ahh music,

    Where does one begin?

    I listen to all sorts of music but my faves are guitar oriented stuff.

    I love 70’s bands like Led Zep, Black Sabbath, Lynyrd Skynyrd, Pink Floyd, AC/DC (Bon Scott days) and ofcourse Hendrix.

    Then there is blues music. Stevie Ray Vaughn, John Lee Hooker, Roy Buchannan and The John Butler Trio.

    I also love female vocalists like Fiona Apple, Ani Difranco, Tori Amos, Macy Gray and the Waifs.

    Currently though i mostly listen to Alternative Rock/Pop bands like The White Stripes, Yeah Yeah Yeahs, The Cruel Sea, The Pixies, Pearl Jam, Tool, The Eels, Nick Cave And The Bad Seeds and many, many more.

    I could go on forever, but basically it’s important to listen to a variety of different styles so that no matter what your mood is there will be something that will hit the spot.

    Oh yeah, Pinky i used to listen to early Iron Maiden in the 80’s too. Can you believe they are still releasing new stuff?

    G’day guys,

    Good to see that there are a few rat owners around.

    We just got one about 3 months ago and she is great. They are great pets for young kids in particular.

    They a very easy to care for and supprisingly very clean. They spend all day cleaning themselves!

    Previously we have been dog people. I’ve had Staffies since i was a kid (3 in all). When my 2 boys get a little older (they’re 2 & 3 at the moment) we’ll definately be getting another one.

    I’ve also always wanted to get snakes, but as i’ve recently become a rat owner, this creates some moral conflicts. I’d have to find alternative food for the snakes.

    Hi Jason,

    I couldn’t agree more with you. I think the reasons you give for the recent explosion in prices are spot on and that a crash is inevitable.

    I believe that a correction in Melb & Syd of between 15-30% will happen.

    If your investing long term this shouldn’t be too much of a problem as undoubtably prices will again rise. Just make sure you can service your loans if rates were to go up to say 10%.

    When prices do fall there will be opportunities for all of us, so i don’t think that there is need for the panic that many are experiencing.

    G,day Sooshie,

    I am constantly amazed at the willingness of people to offer advice and help to others on this forum and i believe that this is a very unique community we have here.

    I’ve been a member for only about 5 weeks and in that short time i have gained so much valuable information about property investing that may of otherwise taken many months or even years to accumulate. Thanks guys!

    However i have noticed that the traffic on here has become insane lately as so many more of us become members. I fear that alot of the regulars will stop using the forum if this continues. I think that it has already begun and i’m begging you regulars to stick around. We need you!

    My solution to all fellow newbies is if you have a question use the search first to see if this topic has already been discussed. I am betting that most of the time you will be able to find answers this way and avoid having to make a new post. Also try to place your posts in the appropriate forum.

    Anyway great site, i use it every day and happy investing to you all.

    Pinky, i just think it’s hilarious that you’ve been able to keep it a secret all this time. You are a star!

    Has he been telling you all about this forum, thinking that you had no idea about it, and does he tell you that he spends his work day chatting in here? Or does he keep quiet about it and come home complaining about how hard he has been working. (Busted Arty)

    Hi Pinky,

    How did you go with the game you were downloading?

    I’ve downloaded a few games from Kazaa in the past only to find that they were not what they were supposed to be. Alot of users diliberately mistitle poor games with the names of more popular titles so that you download the games from them. Very frustrating!

    By the way, how are you getting along with the book now? Is it starting to make sense?

    I’m not sure about gangs, but the one i’m looking at tomorrow is right next door to a Police station. So i hope this is a positive.

    At the risk of sounding naive could someone please explain Landlord insurance (what you are covered for, is it costly).

    Yeah that seems to be the case here in Victoria too.

    I guess we’re going to have to look a bit further than we have been or take a chance on these small towns.

    I’ve decided to drive 4 hours tomorrow to check out one of the places i mentioned above, but it’s in desperation as i haven’t even seen photo’s of it.

    At least getting out there i’ll be able to check out some other towns in the area. And you never know what you might stumble across. Wish me luck!

    No that was not leaving anything, i calculated this figure by simply subtracting the 100K that i owe from the valuation i had recently of 170,000

    What a great post Lawry,

    I find it extremely interesting to read about what other like minded people do for a living.

    I have only discovered this site recently and just finished Steve’s book yesterday. Needless to say i’m very fired up about getting out and finding my first IP.

    I, like many of you don’t enjoy my job and the prospect of not having to do it at some time in the not too distant future is what is driving me at the moment.

    I have been a production worker at Toyota for the last 7 years building cars, and physically it’s taking it’s toll “Oh what a feeling”? You can say that again.
