    Lots of posts about this, try the search function.
    Basically, if you sell to the trust, you have to pay stamp duty. You lose capital gains exemption on your PPOR, etc. You should charge yourself market rent. Is there a reason you want the house out of your name? Fear of losing it through legal action etc..

    Hi. I think that if you are after a hassle free way to deal with furniture depreciation, you should get a valuer in to provide the values of each item. Get them to do the whole house. Make sure you know exactly what is coming with the property also…have it in the contract, or maybe when you take control you find something missing.

    Just my opinion, I have no experience doing this though. If you have a valuation done, it is easier to justify to the tax office. Sound right?

    Hey EZ

    I am running XP. I installed your program, says successfully, but when I run the program I get a `runtime error `13` , type mismatch. Any ideas?
    I am running XP home – Japanese version.

    The easiest way to save money in Japan is to ride a bicycle. I can save $10 a day just by not catching the subway. Any transportaion costs you can cut out will help too.

    Hey apollonia, with regards to the coin saving. Yeah, the first few weeks I did seem to take out more, but pretty soon my way off spending changed. The biggest thing is don`t spend that coin. I planned to save one a day, but found that it was more like 2 or 3. Money in the bank in Japan earns 0.001% interest, so you don`t miss out there.
    Save it whereever you are happy with. In a sock, around the room, but once it got too much, I just cashed it in. I keep track of every coin I add in my daily budget, so I always know how much I had.
    Works for me, on top of putting away savings.

    Thanks for that extra info Simon. I haven`t looked too much into loan structuring yet, I think I should. Maybe it will help me decide the best way to go.

    Hey Chris,

    I am 100% sure that you cant use the FHOG for an investment property. I looked into it awhile ago, so unless things have relaxed (I doubt this), it should still apply.

    Also, if you purchase with another person that has previously bought property, you aren`t eligble for it either. Might be wrong on this one though, it was a while ago…

    The biggest thing I do is not spend a certain coin. For example, in Australia, I didn`t spend gold coins($1 and $2) and in Japan I don`t spend 500 yen coins(roughly $6.50). I saved around $2000 in ten months to pay for my yearly visit to Aus.

    Thanks for the replies in the wee hours.

    Last time I was renting was from a friends father, it was a pretty sweet deal for me. I was living with my friend in the property, but he married and moved to Canberra. I had the place to myself for the same rent. Also, as I was a university student, he was pretty flexible on payments, so I was usually paying after the rented time.

    In Japan I pay a month in advance, which is not so bad after the first month. Just curious as to how much in advance people might ask/accept to have discount on rent.

    No, Scott isn`t Japanese. Just working over here, but doing some thinking about property investing for when I come back.

    Thanks for the offer Simon, but at the moment there are no real details, just putting a few questions out there.

    Looks kind of tough for them…Collingwood seems to be the team to beat after Ports choke today. I am not totally adverse to a Lions win, but some mates in Brisbane would never let me hear the end of it.

    Good win by the Swans. I was also happy with my teams performance this week (Essendon fan). Replay of last years match against Port thanks to this win. A different ending this year is in order…

    Hi everyone! Nice to hear about everyone. Figure I shouldn`t be shy. My name is Scott, am 25 and currently living in Japan. Yes, teaching English. I have been here for nearly 3 years. Originally from Toowoomba, but call Brisbane home after 6 years of university there.

    A friend gave me a property book to read about a year ago, which started my interest for property investing. Since then I`ve been reading and researching and trying to decide what my goals are. After teaching so many businessmen here in Japan, seeing there work schedule, time they spend with family, etc, I am keen to have a passive income I can live off as soon as possible.

    Heading back to Australia mid next year, looking to purchase by then. Thanks for the educational, constructive advice. Hope I can contribute.
