    Your pic aint bad too. If I still had the girls at home Id say “Tom Cruise” has nothin on this guy whose coming for a roast lamb dinner. !!

    Thankyou to all for your replies.

    Julia the info on CGT is most valuable and something I obviously hadnt thought about. The stamp duty aspect is something I was going to seek advice on as it is a costly issue also.
    The property is almost everything “Redwing” guessed at. PPOR family home , however I have not lived in it for nearly three years now. We had other investment propeties that have been dealt with.
    He is planning to retire in 18 months (somewhat older than myself) and move interstate so I thought this inital idea was a win/win for us both. However I would possible never live in the home again.
    I am not comfortable with placing more personal info on here [:I] but happy to discuss by PM as I do appreciate this excellent advice thus far.
    It really isnt as simple as I first thought. !!![:0]

    This is interesting. I wonder where you find out such insurance cases – and outcomes.??
    The ” grey ” area it certainly is.
    Ive heard several on submitting offer, offer acceptance, exchange of contracts, when contracts become unconditional and insurance that is effective from settlement day. Lenders will require some certificate of currency in any case. The idea of limiting the risk is commonsense. What if the Vendor/ Purchasers sum insured is differing ??? The mind boggles!!

    Its a good idea to get photographic records of a property “as inspected”.
    Curtains dissapear – change, BBQ Equip is common and dishwashers do dissapear as does the nice pile of pavers you had intention of using. Never assume anything…make sure the contract is endorsed with inclusions.

    It is a good idea to have all the formalities in place when renting from/to family or friends which has been mentioned. The third party intervention is a real godsend if there are issues.
    There are Property Managers that will provide you with a written appraisal on market rent of the property (in a range).
    This can provide you with the option to select the bottom of the range price to rent to your daughter or thereabouts.( great for Tax purposes )
    You can negotiate the %fees & letting fee on a property as well.
    I rented one from my parents (Their IP ) a few years back and I/they maintained a 3rd party Property Manager throughout the rental period. My sister also rented the property for a period under the same arrangement recently. We paid the lower end of the rent range but everything was alot more comfortable for each of the parties. They also live interstate.
    We had a Tenancy Agreement, Standard Bond, Property Condition Report & Regular Inspections.(the usual things).
    It can be the simple things that can tear apart families and friends and you cant put $ savings on that !!
    Just a thought.

    I can possibly help with Tradespersons – suggest getting several quotes.

    Also can suggest a top Property Manager pending where the property is exactly up here in Darwin.

    Do a search on “NT” here as there have been a few thoughts on tenancy vacancy rates/short term tenancys. There is a current thread too. Dec/Jan is generally peak period.
    I dont think “the train” will have a huge impact.
    Sealing of the road from Adelaide to Alice and National Highway upgrades on the Stuart and Barkly did more to open up the frontier.
    Anyhow agree this is an interesting thread to see where everyone if from – quite diverse.

    Hi everyone
    I live in the NT, Darwin – Northern Suburbs
    Have lived in all regional NT centres (major) except Gove. Would like to catch up with any local folk on the forum. Happy to provide any advice – local knowledge on NT residential market.
    Survived Cyclone Tracy, the Katherine and Alice floods and Tennant Creek earthquake. Disasters dont follow me they just get in my way !!!

    There is a lot of views about the market.
    The Government here believe Darwin is going to be the next Hong Kong or Singapore ([:D]) and certainly alot of Capital Expenditure has gone into getting the infrastructure underway.
    I believe the Real Estate agents have got themselves into top gear listing properties around 20% higher than 6/12 months ago. I actually started keeping the NT News real Estate section since last May and can confirm this.
    What they actually sell for is something I havent as yet researched.
    A friend in the finance area tells me the valuations are 20 – 25% less than purchase price.
    Other folk that have lived up here and take an active role in R/E suggest once this panic buying is over the prices should stabalise.(when??)
    The building sector is in “escalation mode” no one can get their QS spot on.
    The fact is we have had minimal capital growth here. Steves Book Page 96 points this out also.(though pre 86 data – not avail)?? Anyhow we are still waiting for the medium price double !!!
    All I know is that the Government played a key role in the 80’s to stimulate private sector investment. Housing Constuction & private non government rental field. The majority of home loans were made through the NT Government initially but now the private sector plays a major role.
    Theres always been this unusual trend here – when prices are low “down south” the market tends to move here. When it does move ..it really moves.
    I agree with Brent1 above……..you need people??
    I really dont know what is going to cause the big influx ???
    Anyhow just some thoughts.

    I do hope that was a typical tongue in cheek comment. SLA is an issue in many places I suggest & is an issue in Alice .
    Bit like being shipwrecked on the ocean between our great countries and complaining of no “water”

    Thankyou very much for your advice – there is so much to lean about structuring everything correctly – or as best you can.
    I have learnt so much from this forum.
    My companion went back to the bank yesterday to arrange everything for when the time comes to purchase – his finance rep who he deals with for many years is going into to hospital.
    You know what he did !!!! he went out and bought her Steves 0-130 Properties Book for her to read whilst shes in hospital !!!. Hes never read it himself.. only seen me with my head in it.!!!!
    He says “she likes to read things like that – shes into investing “

    Ill just comment on Air Conditioning.
    A 3 1/2 HP Air Con you can pick up rec conditioned for a lot less. I would suggest around $1000. I recently got a recond one(Cool only) for my parents IP – 2 1/2 HP for $250.
    Check that the “switchboard” does not need upgrading to accomodate (more costs !!!)
    I wouldnt pay another $20 pw for the comfort of one HUGE Air Con that cools a “whole” house.
    Must be a small open plan type house.???
    If not put a small split in main area of need ie. main bedroom.
    I wouldnt like to pay the Power bill otherwise.
    In the NT we are the kings of Air Con…….Even real minimal use this can add $100 min to a monthly power bill.
    I dont understand the increased value you quote either ?? Sorry.

    Ive tried them all !!
    Last attempt was having major surgery & I went for near 6 days……….no smoking……….put on some patches at about day 5 (big mistake) got an awful rash !!!
    So this time going absolute cold turkey……..can we put up a post here of support for those which no longer wish to burn their $$$ I am a female version of Dracula and Meatloaf……..when giving up… which reminds me must hire a punching bag outside the room here !!!
    All 5ft something of me hahah

    If you are in a postion to avail yourself of a rental property arrangement that is relatively low – subsidised until Oct 04 I see this as a bonus.
    Particularly if the purchasing market is not an escalating one…therefore you have ample time to as you say look at the market – it may well “flatten or drop”.
    From what I understand (and Im a newbie) the capital outlay in Sydney is Huge!!! and I would understandably be nervous about filtering my hard earnt dollars into a purchase that could now be eroded in the market……….and if only I waited !!!
    I assume your Employ contract is endorsed for rental subsidy to the like of not owning a “habitable” dwelling in which you are to reside in ?? or do they assist with purchasing as well ??

    Obtaining treament for the allergy issue is important and obviously may allow you to remain in your current home.
    You are building up good equity there.
    My thoughts are with the proposed “share” property.
    The dwellings are on (1) title ??
    Is subdivision possible to seperate titles??
    Are the three homes “building approved” on the one property?
    What is the valuation of the entire property & each seperate entity? What value $ variances apply if avail on seperate titles??
    As with Crocodiles point above you need to assess the future worth of the property.

    Finally, if you do decide to move there would be several “other” possibly more suitable properties that are soley “yours” non shared, at perhaps a lower cost and more suitable for your family needs. Just because you know about this property doesnt mean its the right one for you.

    Basically the current PPOR has three components – Workshop Office – completely on seperate part of property. 1 x large home. Horticulture Activity.
    The income the Hort & Home bring in would make this +ve cashflow particularly with an additonal granny flat component income that is possible should he move the Office component to the 2nd property.
    The main info we seek is how to structure such a new purchase and assoc. loan type that is appropriate.
    I dont have personally any interst in his business or current PPOR.

    Mine is to give up smoking. Can U imagine what a $3500.00 pa habit has cost me.
    Without too much on the age thing giveaway !! Id say about $90,000 today which probably equates to……..3 x really fully owned grand properties since I was SIS. Capital value now……in the area I grew up…….$1,000,000.00.
    And what do I have now…….poor health and I got a $1m that I bomfired ???
