I think it is sad that someone should be “banned” from a site for reasons that I am still not real sure of though I read Steves’s reasoning, Im still none the clearer.
I feel concerned that it could suppress ones ability to challenge/debate advice/opinions/thoughts etc for fear of being banned.
I read as many of Rebeccas posts as I could and honestly I cant find anything offensive.
In fact the provacation of some members on here seems to go on unaddressed. I really dont understand why one person is singled out ??
I agree this is not the place to air un “frolic” views but every other attempt is being locked it seems.
I just think any forum is essentially a source of differing opinions…its a real healthy way to learn. I dont think anyone person owns this site… we are all contributers and we all collectively own was it written.
Everyone should have the right to have their say…..

I have a big back yard…its a good investment cos I dont get bored. If I feel like going camping I just pitch a tent.
If I wanna be in Kakadu I just turn on the Fish Pond airrator and set up a fan which blows all the palms to and fro. My back yard is better cos there is no cane toads yet.[blink]
If I want to be in the Gold Coast I just park a chair right down the back and hear all the screamin kids in the neighbours giant pool.[angry2]

Steve suggests investing where you can maintain control over the the entire property. He would buy the entire unit complex rather than one unit. Both duplexes rather than just the one.
There is some merit in that concept. However one has to have the financial capacity to do so and many do not to start off with.
There is a duplex with Id suggest 400 m2 of land to title in my street listed. Rents at $160 pw asking price $125,000. Same street with a standard unit in a medium complex you pay $10,000 more with a small courtyard. Get similar rent.
To buy a home on a standard block of 800m2 you pay a minimum of $210,000 . Rent $220 pw.
I would start of buying the duplex.

If you sign up a sole agency – exclusive agency check the agency agreement form it means they have pre invoiced “YOU” for their commission bill in most cases. This includes even if you find a private buyer during the time you still have to pay commission. As already pointed out here….and not many folk are aware of this.
You lose all rights in some cases to sell the home privately.
A win/win is if you have your own private sale sign out the front, agent can list it “soley” if you wish but agreed that you would only pay commission should they be the ones who introduce the buyer to the property.
I totally agree that a 3 month sole agency period is lengthy………it raises the question is my home going to take 3 months to sell ??
In a strong selling market agents like to stitch up as many sole agencies as possible as their guaranteed commission.
Other agents lose control in offers passed by their buyers on the property as well.
Eg. Real estate x puts an offer of $405,000 on a $420,000 property. Mr sole agents buyer wants to offer $405,000.
Which offer will the Mr Sole agent pass on or try to up ?? The one with 100% commission payment or the 50% one. You as the vendor would not know that Real Estate x buyer may have considered paying $410,000.

Id still like the opportunity to have been dealing with the 2 agents and any private buyers direct. So what if I have to pay advertising fees – I can put my own adds in the paper. The R/E agents expect you to pay advertising in most cases.

Did the agent actually appraise the inside of your home ??
Maybe he thinks its already renovated and hence matching the status of other homes in area to come up with a $350k price tag.
Some professional appraisal from the front porch or letter box !![blink] ??
If he does have a genuine buyer in the wind and is seeking a home then good ring him and ask him for the written offer/contract (not sure of WA procedures) for you to consider. !!
Plus what Commission would he charge considering its a stitched up deal – little effort on marketing your home ????
In addition contact the agent who sold you the house and get his thoughts.
Check with your local development consent authority as to plans in the area. Ask neighbours etc. (should have done pre purchase) But cant see alot happening in a few short weeks !! Who knows !! I could be wrong…[blush2]
Maybe youve landed a windfall. I’d like to see the agent do a runner with his excuse book and not a listing form for you to sign with a buyer in tow. can U send me the video !![biggrin]
For me …I wouldnt sell… totally agree with aluminati’s comments. Build up your equity.

Agency web sites also have tips for sellers. So have a good read.
Depending on where these properties are & your proximity to them ( sell yourself ??) or what/where are the likely potential buyers source ??
From all this if you plan to engage an agent write up a list of what you expect them to do for you & your home sale !!!
Get this confirmed in writing from them with a quote of suggested ask price and their respective “lump sum” fees as suggested by Aluminati from a good 1/2 dozen or more agents in your area.
From what the agents tell you as a suggested asking price work out what you wish to list it for. They’ll differ… beware of some agents who shoot a high price to “buy” your listing.
Keep an open listing with all agents is what I would do. On a genral property I wouldnt give anyone a sole listing. The truth is agents like to get 100% Commission and not have to share with another agency.
Check out their respective web sites, advertisiments, previous vendor dealings for the quality of their service & marketing.
Visit each office prior and/or ring them and see what their service is like ( pretend your a buyer) as this will gauge how your potential buyers will be treated.

Also thought of some more things I have learnt over the last well 48 hours………..not 24.
If your dishwasher doesnt turn on…seemingly electrical. Apart from checking the power point is turned on ..check the dial knob… it was broken !!! and got the electrician out for that !!![withstupid]
Same as Gas ovens the knobs wear out…. think it a thermo !!! but the worn knob actually is on 150 Deg not 220 Deg as you think youve turned the dial to !! Switch the knobs around from the least used one.
and most importantly dont put anything in the foam trays like the supermarket meat pack trays……….liquids eat thru it [withstupid]
Partner popped some sealer on it to do under the kitchen bench…….since had to scub tiles !!
The next 48 hours will be better.

Morning all
I am renovating a bathroom that meets the new Building Certification requirements in an elevated House. It is quite complicated. So many differing opinions on what is required. !! Including Building Inspector Collegues & tradesman that know it all. [whistle]
Have been delayed by the Builder and hes now on another job. So told him to not bother coming back. Maybe a blessing as the Certifyer states the wet seal (Fibroglass seal )must go all along the floor area up to 100mm and the entire cubicle area (which builder wasnt planning to do)as well. This is complicated as the shower area has glass bricks in it !!![confused2]
Cant also get matching wall tiles. Tried to get another tiler all busy and may have another months delay.
Lesson learnt : Get in the certifyer first up to agree on scope required.

Some very good points made on this thread.
One mechanism often forgotten is to always direct your complaint to the RE Office in the first instance.
If you are unsatisfied from this, then contact the body who regulates the industry/provides the licensing in your respective state.
I have always thought that a simple audit of an Agency Sales from list price to eventual sale price would clearly show “over priced listings”. (Sticks out in a rising market) !!![]

The Gov’t waste is not necessary in people resources.
It can be thru ineffective spending on programs.
I await the day when someone will have the guts (another Pauline Hansen perhaps !!!???) to start telling the truth about many programs.
The are so many schemes, $, goodie advisers, philosphy jerks out there that for years have been pouring $ in to for eg Aboriginal Affairs. The public would be absolutley astounded to learn the $ thrown in this direction. I wonder just how many organisations are receiving funding and for how many programs that overlap, are uncoordinated and in effective.
What we really need is the basics for everyone – teachers in schools, a basic health system and police on our streets, basic accomodation for the needy, etc.
Dont get me started either …!!!

This is an interesting question because I dont believe there has been any real “raw data” gathered from buyers/sellers to suggest what really works and what doesnt.
I think alot does depend on working out the likely buyer source in the area where you are selling.For eg.
Are they investors and where do they come from ??
Is it families that look to that area to upgrade their current family home?
Is it a seaside holiday area and do buyers coem from the main town or nearby city??
As people in your area, ask agents, run around with your paper at “open Inspections” and talk to other buyers..ask them their source. For Sale, The newspaper, the net, the local hand out RE guide etc….you can get a good idea at the grass root level then for your area.
Personally I think its a combo of many selling tequniques and I would always have a sign up.
Selling the home yourself does require alot of research to understand the do’s and donts.. legal advice etc.talk to others that have been through the process in your area.
There are some agents that do very little for a sale commission..and If you gain the knowledge and confidence to give it a go yourself I suggest do it.

I dont see the service thus far improving with the current set up. This is not peak letting time either to be “inundated”.
I would suggest you look at one of the local companies in the city like KG Young & Assoc been in Darwin since… before the Train..(?)[] they have a local reputation to honour.
I dont have any specific PM to recommend in their city office.
But its worth checking them out. Get other landlord references.

Ok I am prob the one on here yet to be tested on humour. I thought it a laugh but having gone through the despair of the Katherine floods in 1998 NT and how it upturned peoples lives, I guess jokes about “long grassers” losing their blankets 200 ft high [:X] ( in assimulation) would not sit well with many. Floods are devastating and the emotional & financial trauma will sit with many. ( and the stench that comes with subsidance just will never leave with me.) There are many who havent recovered from Cyclone “Tracy” and I am aware that many in the SE states are suffering too…
