2. What the hell is wrong with that property ???
I love character…………I once seen a before/after shot of a top place in Qld its building/House was near a 45 deg angle – the imagination and craftmanship the owners did was ” amazing” and i got the real view having to list it for sale when I used to work in R/E. Youd be amazed what u can achieve with effort … EFFORETT and imagination.
Good on the folk that have taken it under contract.R U gonna do a B & B………

Thanks. As a resident Darwinite I believe this was good news. Long term project Programme/Cash per fiscal year……but good for Darwin inner city – will enhance the area.
Things have tightened in last month or so more than I anticipated. The gas employees and change in Defence personnel have really limited rentals. Rentals are scare cant remember private rentals avail taking up one column for a long time in NT News.Cheers

Colours, Fancy titles etc – its the content I am most interested in. Bit like a CD really.
Hate to trivialise…. but 0 -130 etc was loaned to me by a friend that knew how I loved RE.
Have lent my book ( ENDED UP BUYING MY OWN COPY) to many since that day and can NEVER under estimate the learning curve & motivation that Steves book gave to me.

Thankyou for your tip reference “property Matters” pertaining to divorce. Credit card liability. Of my 55 page “book” delivered by the Magistrate [baaa] I have just checked there is not specific mention of a credit card that I was a 2nd cardholder to.There are general/standard indemnity provisions contained in the orders, but perhaps I should make sure my “name” is actually removed by the bank before I sign over other property matters to him. Good lesson for all…
Yet I think it is down right dishonorable to go on a spending spree. But the process of seperation and divorce is soooooooooo stressful that I can understand how it leads folk to do such in “spite”. [agro3]
However, I am confident that with the right evidence your clients partners liabilty for the spree could be proven. The Court could adjust for this in the property distribution and it could also form part of the removal process everyone has discussed thus far.
I guess advice should be to dissassociate any debts or potential risk thereof at time of seperation ASAP. I also concede this can be quite complex and very difficult to achieve.
Particulalry if there is no communication, relocation or some one does a runner etc.[daisy][devilish]Regards

Treasure the Dollars and build on them. Pop it in a safe account first up ( no shares) and build up on it each pay day, if you are young. ( are U young)???
Most important advice…dont watch TV ( consumer buy me now garbage stuff), forget the latest designer clothing trends… keep focused on the real things that gain in wealth… property.

Interesting thoughts and experiences listed here.
Bectel ( Gas Plant ) and Defence movements have driven the rental market to a very low vacancy rate.
Most agents i have recently spoke with report “no vacant” properties to a rate of 2%. Darwin City and casuarina areas a higher vacancy rate.Still inner city unit developments that i have already voiced my opinion on previously.[baaa]
The market stats arent always clear and readily avail on the net as they are with other stats.
The NT has markets within markets. My ground sources tell me its very “patchy”.
The Govt has introduced a loan limit to $240,000 from limit of $180,000 in its Home North loans and I believe this is what has driven some pricing upwards.Overall a crystal ball on long term sustainablity.
Prices are lower here than other states and like with Tassie will attract investors for this reason.You need a real on ball good PM. Tenancy occupancy periods are short- 6-12 months tturnovers are common, thers a shortage of tradespersons and so repair costs are quite high.

The CBD apartment cycle is no different to that experienced in the major cities. In fact theres a hot cake iissue of the “escape of stamp duty” avoidance in “buy off the plan”.
Agree population does not support such an investment. But then what else will fill the vacant lots ??? Maybe Jenmans thoughts on following the lots??? Me thinks so !!
I get real concerned when r/e agents tell me about the no of interstate enquiries they are experiencing for units. They do seem cheap compared to southern prices. But we know the costs and risks. Try and find an electrician within a fortnight to fix something at a reasonable rate. Or if you can even find one… or one that can at least return your call..then theres the tenancy turnover rate…[baaa]
Love the place i live in… but you need local knowledge.. things look good on paper but its more than buyer beware to choose the right investment.[baaa]

Mitch Elton Raine and Horne Palmerston is one.
I say this from a Tenant prospective as well as those who have her as a landlord. Very good communicator and fair all around.
The others I have had dealings with ( both sides of fence) have since left but old agents here in Darwin always bank on their reputation..KG Young is long standing in this regard.Regards

I am a Project Administrator. Design, Construct and Maintenance of various assets from fishpond aeration to multi complex $16m + projects in Building and similar expertise in Civil projects on National Highways. The AArrrrrchitects and Gingerbeers ( Engineers) dollar make it happen person really. Great work wouldnt trade the experience right now …except for who likes end of financial year processing….
Well other than that have enjoyed doing home loans and real estate in past years.
Investing and learning will always be a passion.[baaa]

In my humble life thus far I have been a tenant, a landlord and have lived in my own homes as well.
The only thing that seperates the three is emotion….
It costs more to live in your own home if you have a huge mortgage choking you.. which makes the daffodils you plant with pride suddenly wilt.!!I enjoy renting just now… like others have said its pure economics – get to have a nice place 3 mins from work, great lifestyle at 1/3 the cost per week of owning the place. I rent out part of the place but my border isnt in my face and its good to have someone to mow the lawns…kind of a cheap built in hire a hubby …hell wouldnt trade that for the real thing [baaa]

Just want to mention that as a SA birth lady and my strong “Blaaaa[baaa]” feeling that SA is great that I am one of the very few that at the end I go for almost anything SA ( Pity we dont as yet do STATE OF ORIGIN)…
SA Wines are the best, the diverse sceery is the best.. the blessed river that all the northern folk have chocked is still the best.. GO SA !!!
Truth is you have to look long and hard to find a better place than SA….

To all
My mum has been a smoker for 50 years and now is on week 6 of giving up. I am so proud of her – cold turkey and stuff. She said to me the other week…dont wait 50 years until U give up also to make sure you go always to the same doctor with your fLus, chest infections, Bronchitis etc. in the end the Dr will say GIVE UP OR DIE….Well I am a shocking smoker… give up 9 months whilst carrying a child and also when in hospital etc but always start again.
U name it I have tried it…but I wont stop the idea of giving up. I am currently in serious planning stages for my final quit campaign… so keep this thread happening[cigar].
I have to Pshyco myself something shocking !!! then I can do it. Arm myself with knitting needles as well and thats hard cos who needs booties in this Darwin NT heat ??? even the wool starts to stick to you but its something I need doing cos I have to keep my hands busy.
Anyhow Ill keep you posted on my D day and will always provide encouragement to others.

Choco factory. Mmmmmm I remember going to the red tulip one in Melb when I was in High School…it was a big excursion seeing I was schooling in Tennant Creek NT.
All of us stuffed ourselves silly. ( quite sick actually)

I was audited some years back. I am very much record keeping meticulous…. freaked at the audit… but as it turned out a repair quite A large invoice for an IP property at the time was overlooked. On checking it was the accountants office that failed to include… but me to not notice the initial ommission…(SO DOUBLE CHECK YOUR SUBMISSIONS) so when resubmitted they (ATO) had to pay EVEN MORE [biggrin]………
Havent heard from them since.My advice is to always substantiate…run it to the border but dont go beyond. Remember the sleep at night factor…[baaa]

I am in the process of learning a host more info on business operations at present. Like most things its an interesting area particulalry GST implications etc. and the vast array of financing and differing business structures…give me 12 months and I will have a bit more knowledge in this area to hopefully share/assist others.Thanks again
