We are buying our first home and the cheapest interest rate is 4.48% which is 0.5% less then the cheapest, I was advice of, from a bank (Suncorp 4.99%)

If the lowest rate is the only thing you care about then go for it. It’s quite low.

Most people deliberate on whether they should use a 20% deposit or less – very rarely do they try to save more.
If you’re looking to buy IPs before a PPOR it could be worthwhile using an even smaller deposit than 20% and copping some LMI. That way you’ll have a larger deductible debt (IP loan) and more funds to go towards your PPOR later on (non deductible debt).

I haven’t crunched the numbers but a couple of things.
– What interest rate are you using to come up with these results? I’d use an inflated rate to account for future increases.
– Even if it is CF+ doesn’t necessarily mean it’s going to make for a good investment.

If you’re looking for a broker in QLD then hit up Richard – it’s a no brainer.
He’s got the runs on the board and has been on this site since the internet was invented :-)
Best not to use terms like “interview” either – the decent brokers are fortunate to choose who they take on too – so the fit has to be right for all parties.

Yeah it’s not usually difficult to uncross.
However – if there’s LMI involved it can become tricky.
It basically involves putting up two applications – but having said that, you want to make sure it’s uncrossed correctly.
