    Hi again

Do you mean mortgage broker or financial adviser?

If broker, I don’t know of any in Albury that I could recommend. However, with today’s technology it’s pretty easy to deal with any broker you choose irrespective of their location. Everything can be done via phone/email/fax.

    Cheers

    Hi BelleStar

The best advice is to spend this time learning. Read lots of IP books, frequent forums like this and start saving a deposit. There’s a number of good authors to look up – Lomas, Somers, Yardney…the list goes on.

    Cheers

    Hi Runway

What was the basis for your broker suggesting them?

    Cheers

    Hi propertyinfo

I’ve got a couple of IP loans with Bankwest. While I don’t have that specific product, from a personal point of view I’ve found them to be a pretty good lender to deal with.

    Cheers

    Hi Jacqui

I created it (I’m a bit of a spreadsheet nerd). When I get a chance, I’ll tidy it up and send it you. Put that $50 towards your next IP :)

    Cheers

    Jamie,

We had a family member who was on a lease and about half way through we put it into the hands of a property manager when the tennant started to have other people start living in the house. We had stressed to them that we wanted them to have the property manager screen any person they wanted to share the house with (minimise damage/risk) We then found out he bailed on the lease and left it to the shared family/familes( we were told by next door neighbour upto 17 people living in 3×1) then spent the next two weeks organising new locks and getting the other family out so we could do an inspection and blast said family member and hit them up for the money for repairs. of course they didn't do any damage so had to suck it up and do all the repairs at my cost with insurance only covering some of the repair costs.

Kinda sucked big time but i've learnt several good lessons
1 Insurance isn't everything. you can have top cover and still be putting your hand in your pocket.
    2 Never lease to family/friends
3 Always jump on things urgently like rent not being paid etc
4 Always take bonds and register them with the REI of your state and tennancy board

all the best with your decision and don't be afraid to put your foot down with the tennant on issues if needed.

    Cheers

    Hi Mark and Carloyn

    Welcome to the forum.

I personally haven’t heard of the company. Do you know how they are paid for their services?

Consolidating debt can be very useful – however, it’s difficult to comment on your situation based on the info above (and I wouldn’t expect you to splash that sort of info around on a public forum).

There have been a few posts on Orange – if you do a quick search you should find some interesting reading. It seems to have a lot going for it – ie. the Cadia mines and growing tourism (from memory).

    All the best

Yep, same. It’s good to keep track on how things are progressing. It’s also fun to play around with future growth figures…..maybe I could retire 5 years earlier if CG over the next 10 years was x amount……

    Hi DHCP

I’ll let you know in about a month! What I’m most concerned about is the attachment my wife and I have with our current PPOR. It’s going to be a very weird feeling handing the keys over to tenants (and they better keep the place in good condition!)

    Hi Billnbec

Welcome to the forum and best of luck on your investing journey.

It certainly sounds like you’ve got some equity to work with – which is a good first step. Next step is working out whether you can source finance based on your current financial situation. It might be worthwhile having a chat with an investment orientated broker.

    All the best

YIKES! Maggots coming through the carpet? Sounds like something out of a horror movie.

That’s what I was thinking! Call a pest inspector tomorrow and explain the situation. Ask them what the possible causes could be and what the best course of action is.

I have a large plastic folder for each IP. All docs are filed as they come in. I also update a spreadsheet monthly with income/expenses – it makes life a lot easier at tax time, especially for my accountant.

I’ve used corpred for a few properties and I’ve been happy so far. I can’t comment on the other option (ie. having a QS visit the property because I’ve never actually gone down this path.

    Hi Dwolfe

Looks like you’re going to be busy this year! I’m keeping life nice and simple this year. Moving into a new PPOR, carrying out a pretty major reno and possibly purchasing another IP – probably in Canberra or in Googong, NSW if they pull their finger out and start developing.

Also looking forward to a trip to the Cook Islands next month :)

    Hi marq001

Yeah Margaret walks the walk and talks the talk. Her book – "20 must ask questions" is the bible when it comes to finding the right place to invest.
One thing to mention is that if you dont have foxtel you can purchase episodes of her show "Property Success" from her website for a small fee. In each episode she does a town spotlight on areas she believes are going to see good growth. some great info in there.

Yep, that book’s a good read. She also covers off one of the 20 questions in each episode of Property Success.

Agree with Scott. If there’s a history of pest issues than regular inspections would be imperative. The same would apply if the units were located in an area that frequently experiences such issues.

Personally I’d aim for no less than 10,000 – I’d also suss out ABS/council stats to determine whether the population is growing. I’d also want to see more than one main industry within the town.
