Do you mean mortgage broker or financial adviser?
If broker, I don’t know of any in Albury that I could recommend. However, with today’s technology it’s pretty easy to deal with any broker you choose irrespective of their location. Everything can be done via phone/email/fax.

The best advice is to spend this time learning. Read lots of IP books, frequent forums like this and start saving a deposit. There’s a number of good authors to look up – Lomas, Somers, Yardney…the list goes on.

I’ve got a couple of IP loans with Bankwest. While I don’t have that specific product, from a personal point of view I’ve found them to be a pretty good lender to deal with.

4 Always take bonds and register them with the REI of your state and tennancy boardall the best with your decision and don't be afraid to put your foot down with the tennant on issues if needed.

I personally haven’t heard of the company. Do you know how they are paid for their services?
Consolidating debt can be very useful – however, it’s difficult to comment on your situation based on the info above (and I wouldn’t expect you to splash that sort of info around on a public forum).
There have been a few posts on Orange – if you do a quick search you should find some interesting reading. It seems to have a lot going for it – ie. the Cadia mines and growing tourism (from memory).

I’ll let you know in about a month! What I’m most concerned about is the attachment my wife and I have with our current PPOR. It’s going to be a very weird feeling handing the keys over to tenants (and they better keep the place in good condition!)

I have a large plastic folder for each IP. All docs are filed as they come in. I also update a spreadsheet monthly with income/expenses – it makes life a lot easier at tax time, especially for my accountant.

I’ve used corpred for a few properties and I’ve been happy so far. I can’t comment on the other option (ie. having a QS visit the property because I’ve never actually gone down this path.

Looks like you’re going to be busy this year! I’m keeping life nice and simple this year. Moving into a new PPOR, carrying out a pretty major reno and possibly purchasing another IP – probably in Canberra or in Googong, NSW if they pull their finger out and start developing.
Also looking forward to a trip to the Cook Islands next month

Agree with Scott. If there’s a history of pest issues than regular inspections would be imperative. The same would apply if the units were located in an area that frequently experiences such issues.

Personally I’d aim for no less than 10,000 – I’d also suss out ABS/council stats to determine whether the population is growing. I’d also want to see more than one main industry within the town.
