    Have you got a few investors looking in the area at present? Have you also observed that the market in the sub $300k category has gone backwards over the last 18 months?

    Hi Robbie

    Check out the back of an API or YIP magazine as well. They show the median prices in each suburb in each state. They also provide rental yield figures. This will help you initially locate some areas.

    You could also do a refined search on realestate.com.au

    I’ve used corpred for all my schedules. I usually opt for the silver package whereby you provide the IPs details (including pics) and they prepare the schedule. The price is very reasonable as well – just over $200 each.

    I’ve been happy with them so far.

    Yeah, I didn’t think NOBO would be doing a roaring trade up North.

    The new PPOR that I’ve just moved to is in south Canberra….. probably only an hour and a half from the snow :(

    It’s going to be a chilly winter.

    I like Queanbeyan, NSW as well (for units). I wouldn’t say it was dodgy though (I’m sure others will argue the opposite)- I live just across the border :)

    Haha, same! We’ve been to the same Bunnings each day for the last week. We go there to look at some heaters and leave with a $3k carpet order, 20 odd litres of paint and a new vanity.

    I’m sure there’s quite a few investing in these areas on the forum :)

    I don’t have a problem with investing in low income areas. There are risk mitigators such as landlord insurance and using a “good” property manager.

    In general, the yields in these areas are usually quite good while the growth may not be that spectacular.

    If you get purchase something at a decent price, add value to it and attract “decent” tenants than you’re onto a winner in my opinion.

    Hi and welcome to the forum. It’s always good to see another forum member from the ACT.

    Off the plan purchases in the ACT have returned pretty decent results for investors over the last few years. With delays in construction and steady growth, most investors were achieving decent capital growth before even settling on their purchases.

    Will this continue? Only time will tell. In my opinion, there seems to be quite a few developments going on at present which may have an impact on the supply side (increasing the stock which may effect capital growth). The Canberra market is also pretty flat at the moment.

    Where abouts in Gunghalin are you looking? What type of property are you considering?

    Have you considered purchasing an established property and adding value through cosmetic renos such as painting and new flooring? This is where I see value in the Canberra market at present.

    Hi Marie

    My sister in law recently sold her house on her own.

    She didn’t use a stager – however, she borrowed some trendy furniture from friends/family. With the new furniture in place and a bit of a declutter the house looked fantastic. It sold within a month – for a price that was higher than expected. Even the valuer commented on the decor.
