    • Keep a list of questions you want to inquire about so that you dont miss out on any point
    • Ask to see proof and guarantees of all home improvements. Dont rely on verbal guarantees.
    • Visit the area after office hours or down times to see the actual conditions.
    • Properly investigate the property, under large boulders or furniture  where there are chances you may come across defects.
    • Do an area survey as well to get to know the prevailing market rates for similar property in that area

    Real estate is also a gamble in my opinion. what ever you buy and where ever it may be located , the conditions dont remain the same always. The property may seem to have high prospects but sometime later maybe the place become way to commercial, or a bridge is built there that adversely affects the value of the property. or the plain common case of bad tenants is something you can TRY to avoid but may anytime come across such people.Therefore, buy where its convenient for you to easily approach off and on to deal with related matters. Another advice is to rent out commercially. There are more chances of tenant sustainability for a longer period then in case of residential tenants.

    A broker situated anywhere can be chosen, doesn't necessarily have to be residing near your place . Its their terms and their work that matters only and should be considered in making a choice of which mortgage broker to use:)

    Hey friends, i was going through this thread, and i hope you shall welcome my opinion. There are other investing options too, i believe gold to be a wise choice as well. the investment is as secure as it can get, and according to the economy trends, the rates seems to be only showing an upward hike:)

    Hey friends, i was going through this thread, it so good to see people thinking of retiring and still so ambitiously pondering upon what work to do after they retire:) the opeing of gloria jeans cafe is an interesting idea. would be definitely a success from the point of view that its so popular amongst the youngsters. but i just wonder that starting a new business of your own after retirement, considering your health and age factors, im talking generally for anyone who is considering starting their own business, not just the cafe:) would it be feasible? can you  put in that much time and effort? because being a sole business owner is afterall a huge responsibility:) why not some safe investments that can pay off when you retire so you can finally relax?

    Hi,
    My personal opinion regarding the investment in defense housing relates to the risk appetite, as a risk taker I wont wait for smooth growth on the cost of other lucrative opportunities foregone, but on the other hand it is suitable for those with surplus savings and risk averse attitude.
    You mention your limited availability of funds is compelling to advise you to go for other lucrative with less risky options, as property maintenance costs are high with defense housings.
