Hi there, you get a depreciation schedule done by a quantity surveyor (I use BMT) and give the schedule to your accountant who factors it in on your tax return

Part of your investing mission is to determine your comfort level. That is, what types/locations of property would you be comfortable investing in, and what kinds would keep you awake at night worrying about how that property would bury you if one factor changed. For instance, if there is only one employer in the town and that company moves out, how would that affect the population and thus your investment.
This is called understanding your risk profile and is extremely important. No point amassing a collection of properties and dying of a heartattack worrying about them

If you don't use gypsum, your soil will remain a nightmare. Get the gypsum, and plenty of it. This will dictate what kind of plants will succeed… or whether you'll just end up with the only type of plant that will thrive…. Jurassic Park style weeds

Hi there,
Because you are in the west and have made mention of mud, I'm going to assume you are dealing with clay soil. If so, it really would be a good idea to get some gypsum (it's white powdery stuff you dig and rake into the soil… makes it easier to work with). I'd then leave that to work its way in for a few days and then do the top soil and/or mushroom compost or something.
Generally I use All Green Nursery in Hoppers Crossing but honestly they are probably all quite similar.
I think you can get gypsum delivered from a nursery, but you can also buy it in bags at Bunnings.

From some of the comments in this thread it sounds like the account originally was held in the name of the owner and they called to have it switched to the tenant (perhaps by means of adding them as an extra onto the account), as opposed to opening a new and separate account??? Not sure if this is what occurred and if so if it makes a difference to the outcome…

I'll admit to being pretty tired today so I'm probably missing the obvious, but looking at the link it is not obvious to me what the core issue is that you are referring to. Are you referring to the recent backflip whereby now apparently backyards are an important part of the Australian landscape and thus subdivisions less favourable?

If the government did something as substantial as removing the ability to receive tax breaks for depreciation schedules, or negative gearing as a whole, private investors would be less interested in investing. Then providing housing for all those people who rent would be a problem for the government to solve. Don't see it happening. Ignore it.

Further to what Jamie said, he is referring to a depreciation schedule. A quantity surveyor can do this for you. I use BMT. You give their report to your accountant who uses it to reduce your taxable income on your tax return for the next 10 years or so.

I mean no disrespect at all in saying this, but you have very little knowledge about investing and this is very obvious. The issue with this is it will be very obvious to a salesman and you will get ripped off big time.
Promise us you will spend lots of time reading these forums and some books before you do anything at all? It would be terrible if your first investment burned you.

You don't have to subdivide if you plan to keep them all anyhow.
That said, check with council what they will allow on the block. They might not allow what you are intending.
