That is more than triple what I paid to set up my SMSF. I cannot see how it would be more complex to set up. NRAS property or NRAS property… it's still a property.

Personally, I would instead propose that the landlord pays for the fan, and the rent goes up. That way you can claim depreciation, and the extra income the rental increase shows gives you more serviceability for putting towards your next I.P. loan

Some people like to own the place they live in, others prefer to remain as tenants in their favourite suburb either because they cannot afford to buy into it and don't want to live elsewhere (rent is in some cases lower than mortgage payments, such as in inner city suburbs)… or because they want to free up their cash for investment purposes.
One reason for preferring to own where you live might be if you have children and want a stable environment, and be sure you will always reside in the necessary postcode district for the school you want your kids to attend.
All that said, if you've decided you want to own the place you live in, and have chosen the suburb, then if you can afford a house I'd be going for that. If funds don't allow for a house then go for a unit.

They have to be insured differently too as the tenant is commercial, not residential.
I looked into such a purchase once, in a half-hearted manner. Bank went out and valued it WAY below asking price. Enough said.

Wow very interesting. It's certainly a heavy barrow for you to push, since as you say, councillors will be looking after their own agendas.
I guess if you really feel your arguments are valid, it would be worthwhile communicating with state government as well as local government. I guess that would give you a better chance of getting the town's requiremens included in the infrastructure budget.

Just because someone wants to rent a place, does not automatically entitle them to rent a property that someone else is paying the mortgage on, default on the rent and trash the place. I would imagine if you put someone into your property knowing the background checks on them were dodgy, your insurance company would not be keen to honour a claim. So in a nutshell, you have to tread carefully with hitting the panic button and taking just any tenant.

I put the rent up on all my stuff $10 per year just to keep up with rising bills (water, council, insurance…). The floor coverings would need to be really trashed, or likely to cause someone to trip and result in a lawsuit to warrant forking out for new floor coverings and only charging an extra $10 per week.

The vacancy rate in the Hoppers Crossing and Tarneit areas is HUGE. Lots of empty investment properties.
