    In answer to the question…

    Not inspired by people that sit around whining "I wish I could do this or be that" without doing things towards figuring out how, and then getting on with it.  Nothing better than seeing someone decide "I'm doing this, and I will learn more things about it each day, and take the steps I can at the appropriate time towards the goal, until it's done.  Don't know entirely right know how I will get there, but come hell or high water, I will make it happen!"

    VirtualIT, wow what is your problem?  Richard has been a member for a loooong time.  Spends his spare time guiding people out of their ever-present spots of bother here on the forums.  The man is very knowledgeable, always delivers beyond expectation and has done extremely well for himself.  Abbreviating words is what many choose to do in the brave new world of forums and lots of typing on iPhones and iPads and such. 

    Might be polite to check the street cred of someone before you attack…

    Run a mile.  I have never once had need to meet my broker and yet have done a bunch of very successful purchases through him in just one year.  There is no need whatsoever for your broker to meet with you.  Everything can all be done via phone and email.  If he is insisting on meeting with you I'd be wary that something is up.  If he witholding any information at all, I would also be very wary.  With people you involve in a large financial transaction, you need to be completely certain they are trustworthy and doing the right thing by you.  This person sounds like he is not.  Ditch him.

    No worries Mick, best of luck with whatever you decide.  Do try to remember that a PM gets what, 7% of say the $15k rental roll… so less than $1000 to handle everything, while you get on with the business of earning cash to fund more properties, and analysing the market.  Do you really want to spend the entire year ensuring you are up to speed with the latest tenancy laws, all to save less than $1k ?  Give it some thought.  Also check what your insurer has to say about it.  Some increase premiums on self-managed properties.

    When you decide you are going to do something and you remind yourself each day (eg with goal written on fridge), it eventually becomes your normal.  Then you simply go into autopilot and go through the motions till it is done.  But it is not a question of "hopefully i will do this one day".  You've decided you're doing it, and that's that.  You then become a bulldozer storming dead ahead with very deliberate intent towards your goal. When it's done it is not as exciting as you think it would have been largely because you had mentally visualized achieving it.  So when you achieve it for real, it's almost like it is a replay of the real event (which in fact only ever occurred in your mind).

    I don't think you can subscribe to TICA unless you are a Real Estate person.  However there is a new thing I saw in November's Australian Property Investor magazine (pg 10). http://www.tenancycheck.com.au .  Private managers can indeed use this.

    Ultimately, people running seminars are earning either all or some of their income through doing so.  Whether it be charging tickets to the event, or sourcing new clients that will buy product/services.  Naturally if something is your source of income, you need to earn money from it.  It is rewarding educating others for the love of it but this unfortunately doesn't put food on the table.  Similarly, you wouldn't go to work each day unless they paid you.

    There are bonus points (for doing things like reading articles).  Also leaderboard is not refreshed instantly.  It's refreshed every couple of hours.

    You can't donate your smsf money to yourself no.  The only way to get money out of super before you are of retirement age is to plead and prove hardship.

    So really what you are asking is can the smsf loan the money to yourself (in which case interest would have to charged).  I'm almost certain you cannot loan money from your smsf to yourself.  It was covered in another thread recently.  The finance boys will turn up soon and confirm I am sure.  Either way, what would be the point.  Either way you would have to pay interest to someone (the smsf, or the bank).  So no point doing this.

    There is also stamp duty, that'll cost around whatever 5% of $260k is.
