    When you re-do the photo of the front of the house, get the driveway in the picture to show there is offstreet parking for the car.

    Hi Joe

    Yep that's the one I thought it would be.

    Here is what I see.

    For some reason it is advertised with 0 carspaces.  The bit right under the price where it says 3 bed 1 bath should also say 2 car, because there is off street parking (albeit not in a garage).

    This is no scheduled open for inspection on there.  Would it kill your agent to pick a time for Saturday's open and advertise it as early as possible?  I would absolutely demand it be there no later than Wednesday midday, but given you have had a vacancy for a while, you'd think they could advertise it as early as possible to let as many people see when it will be open.

    The main feature photo has newspapers taped to the windows.  Enough said about that.  Get them OFF and get the picture taken again.

    I am not seeing a split system, probably important with the summer approaching.

    Knowing the demographic of Laverton, a hell of a lot of cooking gets done in those households.  Unsure if that oven is up to the job for the kind of cooking people living in that area are doing.  I genuinely do not know.  Run it by the agent.  Maybe the oven is fine but the rangehood is not up to the job.  Ask the agent.

    A basic garden bed with some colour along the front of the house might be an idea.

    Main feature photo is the worst of all the pictures.  Probably I would put a couple of colourful items on the kitchen bench to make it look pretty, take a photo, and make that the main feature photo.

    I do not see the need to mention that the alarm is not part of the deal.

    Not sure why you chose to renovate the entire bathroom and keep a green bath.  Can you paint it white?

    When deciding what products to use (taps, shower rose, toilet), you really need to decide if you plan to hold the property or sell it immediately after the reno.  If you are going to hold onto it, you'll be very sorry if you go with cheapie taps and so on because your plumber will be back too frequently on maintenance calls.  If you are holding onto it, talk to a plumber about what products are good to put in if you don't want constant call-outs.  If you plan to sell it, I suppose it only needs to be pretty and it becomes the problem of the buyer.

    No I don't have anything in Colac, but DWolfe does.  Great yields in terms of buy, reno and rent out as I understand it.

    Interestingly, investors now have such a substantial stake in Geelong that investors that do not even live in Geelong were invited to vote in the recent council elections.  You got to submit your vote for mayor, and another vote for the council rep for your local district.  People with stakes in more than one district only got to vote in one district.  I was allowed to vote for the district of Newcomb, presumably because my stake in Newcomb is higher than my stake in Corio.

    I have gotten quotes from Terri Scheer a few times… they are really expensive.

    I favour AAMI for normal properties (eg houses, individual units).

    Am I the only person choking at the idea of paying $850 per week in rent?  You could pretty much buy something for the same weekly outlay…

    Even if you could find buyers and renters happy to live in such a small dwelling, there is no laundry and no parking.  Stay away from these units.

    Good points.  One cannot ignore however that the UK has been sitting on interest rates below 1% or something stupid like that for quite some time now.  Anyone in the know have any clue what circumstances would need to be present for that to occur here?

    Bang on 2.30pm Terry, yes.  Since the value of a currency is affected by movements in interest rates, it is always a very good time to be paying attention not only from a mortgage interest rate perspective, but also a foreign currency exchange rate perspective.

    About 4 years ago there was a very splendid window of opportunity of 48 hours between UK interest rate announcement and AUS interest rate announcement.  It was around the time people had started quivering over something called a GFC that was apparently on its way.  Anyway, at that time, the exchange rate charts looked like a rollercoaster for 48hrs, and then the golden window of opportunity closed and returned to boring small incremental changes.
